About the role

The Property Manager is responsible for managing a manufactured housing community, focusing on community management, resident relations, and daily operations. Responsibilities include attracting tenants, collecting rents, paying bills, forecasting requirements, scheduling expenditures, analyzing variances, initiating corrective action, maintaining property, securing property, and preparing reports.

Responsibilities

  • Accepts ownership for accomplishing new and different requests
  • Accepts responsibility for the achievement of new and different requests
  • Exploring opportunities to add value to job accomplishments
  • Collects, analyzes, and summarizes data
  • Investigates and resolves tenant complaints
  • Maintains property by enforcing rules of occupancy, inspecting vacant units, and completing repairs
  • Planning renovations and contracting with landscaping and snow removal services
  • Securing property by maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies
  • Negotiating leases and collecting security deposits
  • Ensuring compliance with all applicable laws and regulations
  • Ensuring safety and security of residents and property
  • Collaborating with other departments to ensure smooth operations
  • Developing and implementing strategies to improve resident satisfaction and retention
  • Managing vendor relationships and ensuring quality of services provided
  • Performing routine maintenance tasks and addressing urgent issues as they arise
  • Preparing and presenting financial reports to stakeholders
  • Participating in regular meetings with upper management to discuss progress and address concerns
  • Assisting with the recruitment and training of new staff members
  • Providing support to the sales team in the process of selling and renting homes
  • Ensuring compliance with all local, state, and federal regulations related to property management

Requirements

  • At least 2-5 years of experience in property management
  • Excellent communication and interpersonal skills
  • Strong problem-solving and organizational abilities
  • Attention to detail and ability to manage multiple tasks simultaneously
  • Ability to work independently and as part of a team
  • Pass a drug test
  • Positive attitude and willingness to learn and grow professionally

Qualifications

  • High school diploma or equivalent
  • Valid driver's license and reliable transportation
  • Knowledge of property management software and systems
  • Experience with lease agreements and tenant screening processes
  • Understanding of local, state, and federal regulations related to property management
