About the role
The Property Manager is responsible for managing a manufactured housing community, focusing on community management, resident relations, and daily operations. Responsibilities include attracting tenants, collecting rents, paying bills, forecasting requirements, scheduling expenditures, analyzing variances, initiating corrective action, maintaining property, securing property, and preparing reports.
Responsibilities
- Accepts ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
- Contracts with tenants by negotiating leases and collecting security deposits.
- Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
- Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, and scheduling expenditures.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, completing repairs, planning renovations, contracting with landscaping and snow removal services, and responding to emergencies.
- Secures property by maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
Requirements
- Must have 2-5 years of experience in property management.
- Must have reliable transportation and the ability to pass a drug test.
- Must possess a positive attitude with the desire to learn and excel in both a team as well as an independent work environment.
- Team-oriented with an exceptionally strong work ethic and outstanding interpersonal skills.
- Problem-solving and organizational skills with attention to detail.
- Motivation for sales, meeting sales goals, negotiation, selling to customer needs, territory management, closing skills, and prospecting skills.
- Professionalism, internal communications, listening, and communication processes.
- Excellent customer service skills.
- Ability to negotiate leases and collect security deposits.
- Strong interpersonal and problem-solving skills.
