Responsibilities

  • Manage the financial performance of the property by overseeing rents, occupancies, and expenditures
  • Direct, oversee, and effectively communicate with all onsite staff members
  • Supervise resident retention, renewal, and leasing programs to maintain maximum occupancy
  • Schedule and coordinate vendors, contractors, and staff assignments
  • Collect and post rent, ensure 5/10 day notices for non-payment are issued by deadline
  • Maintain and balance batch log daily of all financial activity
  • File evictions on non-payments and appear in court as necessary
  • Oversee leasing activity and review applications, background checks, and credit reports for all applicants, processing the 50059s
  • Ensure all applicant and tenant relations adhere to HUD, USDA, Tax Credit (Section 42), and FPM requirements
  • Prepares site for REAC inspections and Management Occupancy Review inspections
  • Additional duties as deemed necessary by management and required to operate the property as efficiently as possible

Requirements

  • Bachelor’s Degree preferred. High School Diploma or equivalent required.
  • Minimum of 1 year of property management experience required.
  • Experience with Tax Credit, HUD, and/or Section 8 housing experience preferred.
  • CAM, COS, or TCS certification preferred (Must be obtained within first year of employment).
  • Ability to communicate effectively and professionally, both verbally and in writing.
  • Ability to work in a professional, courteous, cooperative, tactful, and patient manner with residents, FPM employees, vendors, suppliers, and members of the public.
  • Strong leadership and customer service skills.
  • Ability to maintain reliable transportation, a current and valid driver’s license, and vehicle insurance required.
