Property Manager

About the role

Founders 3 provides world-class real estate management services by caring for our clients’ assets as if they were our own. Our expertise spans pre-development consultation to full-service property management, accounting, and maintenance. We are seeking a Property Manager to lead a lease-up in the Madison market, offering an opportunity to join an experienced team and manage a new property.

Responsibilities

• Provide direct management oversight for assigned properties, maximizing NOI and asset value for Founders 3’s clients.
• Prepare monthly and quarterly financial and management reports as required by clients.
• Oversee contractors and maintenance personnel to ensure properties are maintained properly.
• Build and maintain relationships to retain current business, expand opportunities with existing clients, and pursue additional clients.
• Support the leasing team by understanding and contributing to the leasing process.
• Guide and direct property staff members respectfully, holding daily priority meetings to keep staff and property on track.
• Ensure properties are managed consistent with Founders 3’s Core Practices and Standards of Excellence.
• Apply financial acumen, including understanding of cash and accrual accounting methods and interpreting financial statements.
• Project and achieve budgeted financial goals as outlined in the approved annual operating budget.
• Implement approved business plans to add value to properties through prudent management decisions.
• Build relationships with residents to retain business and expand opportunities.
• Drive marketing efforts for the property.
• Ensure the Assistant Property Manager’s responsibilities are completed as required.
• Maintain a reporting system for logging and tracking property operational issues, such as roof leaks.
• Post deferred revenue and reconcile it monthly.

Requirements

• Bachelor’s degree and/or industry certification preferred.
• Minimum of 5 years of property management experience assisting in the management of residential real estate.
• Ability to apply common sense understanding and carry out detailed written or oral instructions.
• Strong problem-solving skills, including the ability to define problems, collect data, establish facts, and draw valid conclusions.
• Ability to interpret technical information involving concrete variables.
• Financial acumen with a thorough understanding of accounting principles, including cash and accrual basis accounting methods.
• Valid driver’s license and insurance.
• Proficiency in a Windows environment and standard current computer applications; Yardi PM software preferred.

Pay

From $73,000 annually.
