Property Manager
About the role
Oversees daily operations of the Affordable Housing community, including resident relations, management of the physical plant, direction of maintenance and clerical staff, compliance with HUD and other federal, state, and local regulations, rent-up and resident (re)certification processes, community relations, resident activities, vendor relations, budget management, and marketing to maintain full occupancy.
Ensures customer satisfaction by being responsive to requests and concerns. Organizes the efficient use of resources, including directing staff. Manages by walking around and noting resident and physical plant issues, addressing them as appropriate or escalating complex issues to the Executive Director for guidance.
Produces or oversees production of newsletters and activity calendars. Orients, trains, and directs maintenance and clerical staff and volunteers. Maintains or oversees business office operations. Assists with dispersing and gathering documents for resident certifications and marketing as defined in the AFHMP or directed by the Executive Director.
Acts as a liaison between the Executive Director and the resident community, families, resident council, vendors, and the external community. Welcomes and orients new residents, ensuring they understand community policies, resources, services, and their lease. Provides input related to hiring, training, and evaluating staff. Maintains a professional image to the public, staff, residents, and families.
In the absence of a filled Social Service Coordinator position, oversees social service coordination for residents. Coordinates and facilitates timely unit turn-overs to minimize vacancy days. Provides resources to support resident-sponsored activities and plans and implements facility-sponsored activities. Manages expenses to meet the budget.

Requirements
- Demonstrated working knowledge of HUD subsidized housing regulations, customer service, and property management.
- Demonstrated ability to work effectively with older adults.
- Two years’ experience with progressive responsibility in management functions.
- Certificate of Occupancy Specialist (COS) is required or must be obtained within the first 6 months of starting this position.
Qualifications
Education: An AA degree or other certificate in gerontology or property management is preferable. Individuals without a degree or certificate but with appropriate work experience may be hired.

- Light Work: Exerting up to 20 pounds of force frequently and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg control requires exertion of forces greater than that of sedentary work and the worker sits most of the time, the job is considered light work.
The final candidate must successfully pass Eskaton's post-offer, pre-employment testing, which includes a criminal background check, drug test, TB screen test, and health screen. All new hires are required to sign an arbitration agreement as a condition of employment.

Pay
Starting pay ranges from $22.90 per hour to $30.30 per hour. Factors such as scope, responsibilities, experience, education, job-related skills, internal equity, and market considerations may influence base pay.
