Coastal Delaware | $125,000+ Base Salary Plus Bonus We are seeking an accomplished, hands-on Property Manager to lead the operations and financial performance of a premier, amenity-rich residential community in a coastal setting. The successful candidate will play an important role in the overall success of the community to support both operational excellence and resident satisfaction. The Opportunity As Property Manager, you will have broad responsibility for the day-to-day operations, financial performance, physical condition, and long-term success of the community. You will lead the property management, leasing, and maintenance teams while coordinating with vendors and fellow community leaders. You will be accountable for the business behind the resident experience—ensuring that operations run efficiently, financial objectives are met, teams are well supported, and the community’s buildings, grounds, common areas, and amenities consistently reflect the quality of the environment. What You’ll Lead Property Operations & Team Leadership Direct day-to-day operations of a high-quality residential community. Lead, develop, and hold property management, leasing, and maintenance teams accountable for performance. Establish clear priorities, effective operating procedures, and consistent service standards. Maintain a visible, hands-on leadership presence and foster a culture of accountability, professionalism, and teamwork. Financial Performance & Business Management Oversee budgeting, forecasting, expense management, financial reporting, and overall operating performance. Monitor key performance indicators, identify trends, and translate financial data into actionable improvements. Oversee property-related invoicing and financial administration. Evaluate opportunities to improve operating efficiency while protecting the quality and standards of the community. Physical Asset & Amenity Management Maintain exceptional standards across buildings, grounds, common areas, and amenities. Oversee maintenance operations, preventive maintenance programs, inspections, vendor relationships, and capital projects. Ensure amenities are safe, clean, well maintained, and operationally ready. Manage contracts, service providers, compliance requirements, and property-level risk. Residential Operations & Resident Experience Oversee apartment operations, leasing performance, occupancy, resident service, and property administration. Work collaboratively with community leadership to support a positive and engaging resident experience. Balance competing priorities while maintaining consistent standards and sound operating practices. What We’re Looking For Significant experience managing a luxury, high-end, or amenity-rich residential community. A demonstrated record of success overseeing property operations, financial performance, and physical assets. Strong financial acumen, including budgeting, expense control, reporting, and performance analysis. Experience leading and developing property management, leasing, and maintenance teams. Knowledge of vendor management, contracts, preventive maintenance, inspections, and capital projects. The ability to manage competing priorities and multiple stakeholder relationships. Excellent communication, organization, problem-solving, and decision-making skills. A hands-on, accountable leadership style and the ability to collaborate effectively with fellow leaders.
