What You’ll Do
- Run daily operations for your assigned communities — inspections, maintenance coordination, and capital improvements.
- Own affordable housing compliance across LIHTC (Section 42), HUD project-based Section 8, and HOME — the programs that keep these homes affordable.
- Manage applicant screening, waitlists, and eligibility, and complete accurate, on-time initial income certifications and annual recertifications.
- Keep rents, set-asides, and utility allowances within HUD and New Hampshire Housing limits.
- Prepare for and lead compliance reviews, Management & Occupancy Reviews (MOR), file audits, and investor inspections — and close out findings quickly.
- Submit required reporting on time, including tenant certifications and HUD subsidy vouchers through TRACS.
- Uphold Fair Housing, Section 504, VAWA, and reasonable-accommodation requirements across everything the site does.
- Build and monitor property budgets, drive rent and subsidy collections, and keep spending accountable.
- Support leasing and affirmative marketing to keep occupancy high and compliant.
- Lead and develop your on-site team, and manage vendor relationships and contracts.
