Key Responsibilities
- Serve as the primary point of contact for all assigned residents
- Respond promptly to tenant inquiries, concerns, and maintenance requests
- Build strong tenant relationships to drive lease renewals and reduce turnover
- Mediate and resolve tenant disputes professionally and equitably
- Conduct regular unit and building inspections to ensure quality and compliance
- Achieve and maintain maximum occupancy across assigned properties
- Post available units to marketing platforms and coordinate showings
- Respond to prospect inquiries (guest cards), schedule showings, and guide applicants through the leasing process
- Screen applicants in accordance with Fair Housing laws and Drexel standards
- Ensure all lease agreements and related documentation is accurate and complete
- Manage lease renewals proactively to minimize vacancy loss
- Perform routine property inspections across scattered-site portfolio buildings
- Coordinate and follow up on maintenance and repair requests using AppFolio
- Liaise with vendors, contractors, and building staff to ensure timely service delivery
- Implement preventive maintenance schedules to protect asset value
- Ensure properties meet all City of Chicago housing codes, including Heat Ordinance compliance (September 15 - June 1)
- Coordinate City of Chicago, CHA (Chicago Housing Authority), and other regulatory agency requirements at assigned properties
- Enforce lease terms and manage lease violations in accordance with Illinois Landlord-Tenant law
- Maintain accurate records of unit activity, inspections, and tenant communications in AppFolio
- Aid with budget monitoring and provide operational input for financial reporting
- Stay current on Chicago-area rental market trends, comparable rents, and neighborhood activity
Requirements
- Required: 1-3 years of residential property management experience, preferably in multifamily or scattered-site
- Strong working knowledge of Chicago landlord-tenant law and Fair Housing regulations
- Excellent interpersonal skills and ability to connect with diverse tenant populations
- Highly organized with the ability to manage multiple priorities across multiple locations
- Proficiency with property management software (AppFolio preferred)
- Valid Illinois driver's license and reliable transportation
- Strong written and verbal communication skills
Preferred Experience
- Managing CHA or Section 8/HCV properties
- Bilingual (English/Spanish) a plus
