About the community
The Affordable, luxury community is 147 units located in Austin, TX 78751.
Summary and Responsibilities
- Reports directly to the Regional Manager.
- Responsible for the overall operational efficiency of the community and staff.
- Ensures the asset exceeds occupancy and financial targets, prospect and resident satisfaction, team leadership and development, vendor relations, and overall aesthetic of the community.
- Positively represents DMA by adhering to quality standards and a customer focused approach.
- Works with the support of the Regional Manager and leadership to drive occupancy and renewals, revenue, resident satisfaction, and ensure that community maintains optimal performance.
- Tour prospects around the community, giving special attention to features/amenities offered, available floorplans, information about the area, resident events, etc.
- Develops community budget, runs financial reports, explains delinquencies and/or variances, reforecasting, etc.
- Works in partnership with maintenance to delegate and track work order completion; reporting and notating any delays.
- Acts as a resource to staff by providing leadership and development opportunities through task delegation, DMA sponsored training, and teachable moments.
- Responsible in tracking all required training for onsite staff.
- Works under the guidance of Human Resources to address all employee coaching/counseling needs.
- Responsible for overall collection and eviction process, ensuring that policies and procedures are followed completely.
- Approves timesheets and time off requests no later than the end of the pay period. Tracks overtime to ensure that DMA overtime policy is followed. Addresses all violations of overtime policy immediately.
- Consults with Human Resources on violation issues.
- Works in collaboration with Human Resources on recruiting and interviewing initiatives, following up with Human Resources with feedback within 24 hours.
- Other duties as assigned.
What you will need to be successful
- 4+ years in multifamily real estate required.
- Experience with affordable housing required.
- HS diploma or equivalent required.
- Experience using various office equipment (i.e. computer, scanner, multi-line desk phone, fax machine, etc.) required.
- Experience with AppFolio, BlueMood/Redbook, Microsoft Office products (Word, Excel, SharePoint, and Teams), TDHCA, Dropbox, Paycor, and Zoom preferred.

Working Environment/Physical Demands
- This role is intermittently sedentary but requires mobility (i.e., standing, climbing stairs, extensive walking around the property, etc.) to tour, show, and inspect apartments daily.
- This role also requires occasional movements such as pushing/pulling, reaching, stretching, carrying/holding (up to 20 lbs.), etc.
- Will use repetitive hand-wrist motion while using computer and writing.
- Must have normal range of vision to read and complete applications, leases, general paperwork and handle computerized duties; hearing and speech to communicate with prospects, residents, vendors, supervisors, and coworkers on the telephone or in person on a regular basis.
- Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, snow, etc.) when touring communities.
