About the role
Brady Sullivan Properties is a leading real estate development and property management company with a growing portfolio of residential communities throughout New England. We are seeking an experienced, motivated, and customer-focused Residential Property Manager to oversee one of our apartment communities in Laconia, New Hampshire.
The Residential Property Manager is responsible for the overall operational, financial, and administrative performance of the property. This role requires a professional who can effectively manage leasing, resident relations, maintenance coordination, budgeting, collections, and compliance while maintaining high occupancy and delivering exceptional customer service.
Responsibilities
- Oversee the day-to-day operations of the apartment community.
- Lead all leasing activities, including responding to inquiries, conducting tours, qualifying prospects, and executing lease agreements.
- Develop and implement marketing and leasing strategies to maximize occupancy and resident retention.
- Build positive relationships with current and prospective residents by providing outstanding customer service.
- Coordinate with maintenance staff to ensure work orders, preventive maintenance, and property appearance meet company standards.
- Manage rent collections, delinquency follow-up, and lease enforcement.
- Prepare reports, maintain accurate records, and ensure compliance with company policies and applicable federal, state, and local housing regulations.
- Monitor operating expenses and assist with budgeting and capital improvement projects.
- Conduct move-in and move-out inspections and oversee resident onboarding.
- Maintain a clean, safe, and welcoming community environment.
Qualifications
- 2–5 years of on-site residential property management experience.
- Strong knowledge of leasing, resident relations, and apartment operations.
- Excellent communication, organizational, and problem-solving skills.
- Proficiency in Microsoft Office (Word, Excel, Outlook).
- Ability to prioritize multiple responsibilities in a fast-paced environment.
- Reliable transportation.
- Must successfully pass a criminal background check.
- Availability to work weekends as needed.
