About the Role

The Property Manager will be an integral member of the property management team overseeing properties in the NYC Metropolitan Area. This role serves as the primary liaison for all tenants, building staff, brokers, vendors, owners, and investors, ensuring day-to-day operational oversight and performance of assigned properties while maintaining CHCP standards.

Responsibilities

  • Administrative coordination of lease administration functions with CHCP Lease Administrator.
  • Coordination of tenant moves, construction, and capital projects to ensure operational continuity.
  • Review and approval of operating expense and capital invoices in the CHCP NEXUS A/P management platform.
  • Leadership of the on-site property management team and contracted service providers.
  • Personnel management of CHCP on-site employees in conjunction with CHCP Sr. PM Management and Human Resources.
  • Maintain strong relations with operating or JV partners, third-party clients, and all internal and external customers.
  • Execution and support of CHCP portfolio-wide initiatives, including ESG, DEI, MSE, and energy management.
  • Support of the property leasing plan in conjunction with Asset Management and Agency Brokers.
  • Conduct mid-year and year-end performance reviews for direct reports.
  • Financial oversight of tenant collections, accounts payable, and compliance with CHCP default policies.
  • Preparation and oversight of monthly or quarterly financial reporting, accruals, and variance analysis.
  • Management and execution of the annual budget preparation process.
  • Day-to-day operational oversight of assigned properties, ensuring adherence to CHCP policies and procedures.
  • Management of Energy Star profiles, building assessments, tenant improvements, and ESG initiatives (e.g., LEED submittal, BOMA 360).
  • Ensure contracted services (cleaning, security, engineering) meet CHCP standards and contract specifications.
  • Periodic property inspections to maintain operational standards.
  • Oversight of base building capital projects and Tenant Improvement Projects.
  • Pursue improvements in building efficiencies, including operating expense control and energy optimization.
  • Ensure maintenance of MEPs and building infrastructure, identifying proactive repairs and future capital needs.
  • Oversight of the contracting and procurement process for cost-efficient delivery of goods and services.
  • Management of property-level permits, licenses, filings, and compliance with applicable laws and codes.
  • Serve as the company ambassador for the asset(s), maintaining strong tenant relations through proactive customer service.
  • Implementation of CHCP’s high-standard customer service practices program.
  • Oversight of tenant relations, engagement, and communication platforms (e.g., HqO, VTS).

Requirements

  • 4-year college degree required.
  • Demonstrated ability to manage, motivate, and grow a team.
  • Strong real estate/property management financial management skills, including budgeting, reporting, annual expense reconciliations, variance analysis, and expense reprojection.
  • Excellent tenant/customer service skills with a proactive approach to tenant retention.
  • Experience in building operations, lease administration, financial management, contractor and supplier management, and procurement processes.
  • Excellent written and verbal communication skills.
  • Ability to multi-task and effectively delegate.
  • Experience with real estate software applications for property administration, budgeting, reporting, sustainability, and energy efficiency.
  • Ability to work across multi-functional teams in a fast-paced environment.
  • Real Estate Management Certification (RPA/CPM) preferred.

Pay

The salary range for this position is $100,000 to $120,000, depending on work experience. This role includes an annual performance-based discretionary bonus opportunity.
