About the role
The Property Manager leads and directs all team members in the daily operations of the property, ensuring adherence to Birchstone standards, exceptional resident service, and high resident satisfaction while upholding Birchstone values and working within budgetary guidelines.
Responsibilities
- Lead and direct all aspects of property operations to maintain Birchstone standards and resident satisfaction.
- Develop the annual property budget and oversee financial performance, reconciling monthly statements and addressing gaps.
- Ensure the property meets operational, financial, and business performance goals; implement action plans to achieve results.
- Submit status reports to the Regional Manager and provide regular updates on operations and financial performance.
- Analyze market and economic trends to implement leasing and marketing strategies for occupancy and revenue goals.
- Evaluate apartment prices, set rental rates, oversee collections, deposits, and reporting.
- Obtain bids for contract services and approve invoices from service providers.
- Maximize resident satisfaction and retention by addressing complaints, questions, and service issues promptly.
- Ensure compliance with company standards for resident service requests and completion times.
- Recruit, hire, onboard, manage, and provide performance feedback to team members.
- Train team members on resident service, leasing techniques, financial goals, and best business practices.
- Communicate strategic objectives and motivate team members through coaching and recognition programs.
- Conduct regular performance reviews and address team member concerns.
- Inspect grounds, amenities, and make-ready units daily to ensure readiness and compliance with regulations.
- Provide tours to prospective tenants, owners, investors, and Birchstone team members.
- Develop and implement an annual marketing plan and conduct monthly marketing reviews.
- Assist with corporate and regional initiatives, including capital improvement projects.
- Deliver exemplary customer service and build personal relationships with residents.
- Conduct daily morning huddles to discuss priorities and status updates.
- Perform other duties as assigned.
Requirements
- High School Diploma or equivalent required; Bachelor’s degree in Business, Sales, or related field preferred.
- Two or more years of experience as a Property Manager in a multi-family environment preferred.
- Three or more years of experience in multi-family, Conventional/Market Rate, Class A and Class B communities preferred.
- One or more years of supervisory experience preferred.
- Certified Property Manager (CPM), Certified Apartment Manager (CAM), or Accredited Residential Manager (ARM) certifications strongly preferred.

- Ability to work varying hours and respond promptly to emergencies.
- Bilingual ability in English and Spanish preferred but not required.
