Responsibilities

  • Carry out periodic property visits and inspections to ensure properties are well-maintained and building systems are fully functional.
  • Build and maintain positive relationships with tenants, addressing their concerns and ensuring compliance with lease agreements.
  • Build and maintain positive relationships with vendors.
  • Tackle issues, identify areas needing attention or improvement, and provide recommendations or solutions.
  • Oversee projects directed by the Senior Property Manager, Senior Asset Manager, Executive Managing Director, President, and/or the Chairman & Chief Executive Officer.
  • Aid the leasing team and brokers during lease negotiations regarding tenant improvements, costs, and related matters.
  • Prepare bids, negotiate, and present property project proposals to the Senior Property Manager, Senior Asset Manager, Executive Managing Director, President, and/or the Chairman & Chief Executive Officer for approval.
  • Ensure competitive bidding processes and thorough reviews of project scopes and costs.
  • Oversee the construction of approved projects, ensuring timely completion within scope and budget.
  • Review and approve operating expenses in line with company policies and procedures.
  • Aid in determining and reviewing Capitalized Maintenance (CAM) expenses and reconciliations.
  • Prepare annual budgets and monitor actual expenses to ensure budgetary targets are met.
  • Submit required reports on time and participate in periodic property status meetings with detailed and accurate information.

Requirements

  • Bachelor’s Degree
  • Minimum of 5-7 years of broad-based commercial property management experience.
  • Strong communication skills with both internal and external customers and at all levels within the organization.
  • Good understanding of contracts, leases, and leasing objectives.
  • Skilled in customer service and tenant relations.
  • Ability to initiate bid requests, manage vendors and contractors.
  • Ability to present oneself and the company professionally in all customer communications and actions.
  • Solid time management skills with the ability to prioritize, organize, and successfully balance multiple tasks and requests.
  • Initiative and the ability to work independently.
  • A strong work ethic and the ability to work in a fast-paced environment.
  • The ability to work well as part of a team, including with Senior Management, tenants, contractors, accounting team, and other daily contacts.
  • MS Office proficiency expected.
  • Experience with Yardi a plus.

  • Must be a team player and work well with Senior Management, tenants, contractors, accounting team, and other daily contacts.
