Our client, a mission-driven affordable housing organization located in Newport, NH, is seeking an experienced Temp to Hire Property Manager to oversee the daily operations of a residential community.

About the role

This role is responsible for maintaining high occupancy levels, ensuring regulatory compliance, supporting residents, and overseeing property operations to create a safe and welcoming living environment. The ideal candidate has affordable housing experience, strong customer service skills, and a proven ability to manage leasing, compliance, maintenance coordination, and resident relations.

Responsibilities

  • Market available apartments and maintain strong occupancy levels
  • Qualify applicants and manage the leasing process from application through move-in
  • Coordinate move-ins, move-outs, and unit turnovers
  • Collect rent and manage delinquency, payment plans, and eviction proceedings as necessary
  • Ensure compliance with affordable housing regulations and program requirements
  • Oversee routine property maintenance and coordinate with vendors and service providers
  • Conduct property inspections and monitor building conditions
  • Maintain accurate resident, leasing, and compliance records
  • Communicate regularly with residents and resolve concerns in a professional and timely manner
  • Maintain an organized and efficient property management office
  • Respond to emergency situations and after-hours issues as needed

Requirements

  • Previous property management experience required
  • HUD and LIHTC affordable housing experience required
  • Knowledge of landlord-tenant laws and affordable housing regulations
  • Experience with Yardi or similar property management software
  • Excellent customer service and resident relations skills
  • Strong organizational and administrative abilities
  • Exceptional written and verbal communication skills
  • Ability to work independently and manage multiple priorities
  • Professional, ethical, and solutions-oriented approach

Preferred Background

  • Experience managing affordable housing communities
  • Familiarity with compliance certifications and recertifications
  • Experience working within nonprofit housing or mission-driven organizations
  • Background overseeing leasing, collections, compliance, and maintenance operations

Must-Have Experience

  • HUD affordable housing programs
  • LIHTC (Low-Income Housing Tax Credit) compliance
  • Leasing and occupancy management
  • Rent collections and resident relations
  • Yardi or similar property management software
  • Knowledge of tenant/landlord laws and affordable housing regulations
