Responsibilities
- Responsible for the planning, budgeting, and control of operating and capital expenditures.
- Manages the preparation of annual budgets, forecasts, monthly reports, and variance reports.
- Supervises the accounts receivable and accounts payable process, including collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.
- Ensures compliance of all tenant lease agreements to meet both landlord and tenant obligations.
- Responds to tenant requests and needs, coordinating with the Property Management and Building Staff Teams to solve issues and maintain strong relationships with tenants.
- Oversees the selection and performance of vendor services, preparing request for proposals and service agreements, and monitoring vendor performance to ensure compliance and standard adherence.
- Schedules and facilitates maintenance with vendors and tenants.
- Maintains strong relationships and regular interactions with Property Owners to ensure objectives are being met.
- Performs property inspections regularly and makes recommendations for maintaining and enhancing the asset.
- Supervises and manages team members to achieve exceptional performance, setting and attaining performance goals, and developing, coaching, and counseling team members.
Qualifications
- Bachelor’s Degree, preferably in business, real estate, or finance, with Commercial Real Estate Course Work and CPM or RPA designation preferred.
- Four to seven years related experience, with a proven record of providing excellent internal and external customer service.
- Strong understanding of commercial real estate, financial terms and principles, and the ability to analyze and make complex financial and business decisions.
- Proficient in Microsoft Word and Excel, with experience using Jenark, Yardi, MRI software, and Kardin budgeting package.
- Ability to express ideas clearly in both written and verbal communications, creating complex financial and business-related documents.
- Strong time management and organizational skills, with a focus on attention to detail.
- Knowledge of federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance.
- You must obtain a Real Estate License within 90 days of the Commencement Date, performing no services requiring a license until licensed. You are solely responsible for obtaining and maintaining your real estate license in good standing, including payment of all fees and dues.
