About the role

The Property Manager reports to the Senior Property Manager, General Manager, or directly to the Regional Managing Director and is responsible for the overall management and maintenance of an assigned portfolio, including all financial aspects. This role involves planning, budgeting, and controlling operating and capital expenditures, as well as managing annual budgets, forecasts, monthly reports, and variance reports.

Responsibilities

• Supervise accounts receivable and accounts payable processes, including rent collection, accruals, expense payments, common area maintenance estimates, reconciliations, and lease compliance.
• Ensure compliance with all tenant lease agreements, fulfilling obligations for both Landlord and Tenant.
• Respond to tenant requests and coordinate with Property Management and Building Staff Teams to resolve issues while maintaining strong tenant relationships.
• Oversee vendor selection and performance, including preparing RFPs and service agreements, and monitoring compliance with established standards.
• Schedule and facilitate maintenance with vendors and tenants.
• Maintain regular interaction with Property Owners to ensure objectives are met.
• Perform property inspections and make recommendations to maintain and enhance the asset.
• Supervise and manage team members, setting performance goals, and providing development, coaching, and counseling.

Requirements

• Bachelor’s Degree, preferably in business, real estate, or finance.
• Commercial Real Estate coursework and CPM or RPA designation a plus.
• Four to seven years of related experience.
• Strong understanding of commercial real estate, financial terms, and principles, with the ability to analyze and conduct complex financial and business decisions.
• Proven record of providing excellent internal and external customer service.
• Real Estate License required within 90 days of commencement (until licensed, no services requiring a license may be performed).

Skills

• Ability to effectively resolve situations or complaints from tenants, employees, or management.
• Proficient in Microsoft Word and Excel.
• Experience with Jenark, Yardi, MRI software, and Kardin budgeting package a plus.
• Strong written and verbal communication skills, with the ability to create complex financial and business-related documents.
• Excellent time management and organizational skills; detail-oriented.
• Knowledge of federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance.
