About the role

The Property Manager oversees all aspects of property operations, ensuring efficient day-to-day management, resident satisfaction, and financial performance. This position manages the full resident lifecycle—lease administration, rent collection, delinquency management, and marketing—while maintaining the property’s P&L. The role also fosters a positive experience for residents, associates, and clients through strong leadership, communication, and problem-solving.

Responsibilities

  • Manage day-to-day property operations, including resident satisfaction, retention, lease administration, rent collection, and delinquency management.
  • Oversee property P&L and execute marketing strategies to attract and retain residents.
  • Meet client expectations by delivering excellent customer service and maintaining professional relationships.
  • Recruit, interview, hire, and provide corrective feedback and development opportunities for associates.
  • Lead and communicate a shared vision, creating a motivating work environment for associates.
  • Execute the strategic marketing plan to drive resident acquisition and retention.
  • Understand and adhere to operations guidelines outlined in the property management agreement.
  • Address resident complaints and serve as a liaison between residents, the corporate office, and common area maintenance.
  • Enforce landlord rules and regulations while maintaining positive resident relations.
  • Stay current with professional and technical knowledge through workshops, publications, and networking.
  • Organize and implement site natural disaster and emergency evacuation plans.
  • Manage property and associate safety records, property loss claims, and risk management initiatives.
  • Perform other duties as assigned.

Requirements

  • High school diploma required; Bachelor’s degree preferred.
  • Two to three years of property management experience required.
  • One to two years of direct management experience required.
  • Knowledge of resident rental lifecycle activities (lease administration, rent collection, etc.) required.
  • Real estate license preferred or required in some locations.
  • Knowledge of Salesforce.com preferred.
  • Prior experience with Yardi Voyager or equivalent property management software preferred.

Skills

  • Strong organizational and time-management skills.
  • Excellent interpersonal skills for effective communication with all levels of management.
  • Intermediate proficiency in Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
  • Ability to handle confidential matters with discretion.
  • Ability to work independently, prioritize tasks, and thrive in a fast-paced environment.
  • Strong sense of urgency and ability to relay technical concerns accurately and efficiently.
  • Fluency in reading, writing, and conversing in English.
  • Proficiency with general office equipment (telephone, fax, printer, copier, key track system).
  • Exceptional customer service and interpersonal skills with the ability to relate to diverse individuals.
  • Ability to de-escalate situations involving angry or difficult people.
  • Valid driver’s license, clean driving record, and current auto insurance required.
