Essential Functions
- Hires, trains, evaluates and supervises all on-site employees.
- Counsels and coaches on-site employees.
- Prepares and conducts performance reviews on all on-site employees.
- Handles disciplinary action, including terminations, and communicates status to relevant parties.
- Counsels staff on a regular basis.
- Attends management meetings as scheduled.
- Develops a team atmosphere that effectively sells the quality and professionalism of Arbour Valley Management.
Supports Marketing Efforts
- Supports overall marketing efforts.
- Offers input in regard to promotions and advertising.
Maintains Market Conditions
- Maintains awareness of market conditions.
- Monitors closing ratios of leasing associates.
- Recommends additional training for leasing associates if necessary.
- Ensures resident retention.
- Ensures completion of assigned tasks.
Compliance and Budget Management
- Ensures compliance with Arbour Valley policies and procedures, as well as external laws and regulations.
- Ensures that rented units are occupied by qualified residents.
- Keeps up-to-date tickler systems for re-certifications and renewals.
- Ensures resident files are maintained according to policy.
- Understands and follows state landlord-tenant laws.
- Approves payment of invoices and ensures timely submission to Birmingham.
- Monitors employee time and attendance.
- Monitors maintenance activities and reports or recommends capital improvements.
Communication and Community Engagement
- Maintains open and clear communications with staff members.
- Strives to meet or exceed resident satisfaction.
- Oversees the creation and editing of the Property Newsletter.
- Becomes active in the local business community and local Apartment Associations.
- Attends and participates in training programs as requested.
- Ensures staff members complete mandated courses in a timely manner.
- Attends and monitors required resident functions and social activities.
Professionalism and Compliance
- Wears appropriate attire and accessories in a professional business environment.
- Interprets and communicates detailed instructions accurately and promptly.
- Organizes office systems through various physical tasks.
- Has a valid driver's license and reliable vehicle for management tasks and errands.
- Completes pre-employment screening and passes drug tests.
- Advises Senior Management of any days off, either vacation or sick.
- Is “on call” 24 hours a day for emergencies.
