Essential Functions
- Hires, trains, evaluates, and supervises all on-site employees.
- Counsels and coaches on-site employees.
- Prepares and conducts performance reviews on all on-site employees.
- Handles disciplinary action, including terminations, and communicates status to relevant parties.
- Conducts staff meetings on a regular basis.
- Attends management meetings when scheduled.
Supports Marketing Efforts
- Supports overall marketing efforts.
- Offers input in regard to promotions and advertising.
Maintains Market Conditions
- Maintains awareness of market conditions to anticipate changes or trends affecting profitability.
- Monitors closing ratios of leasing associates to ensure requirements are met.
- Recommends additional training for leasing associates if necessary.
- Ensures staff implements resident retention strategies.
- Ensures completion of assigned tasks by staff.
- Ensures compliance with Arbour Valley policies and procedures, as well as external laws and regulations.
- Ensures rental units are occupied by qualified residents.
- Keeps an up-to-date tickler system for re-certifications and renewals.
- Ensures resident files are maintained according to policy.
- Interviews residents to verify correct rent calculations.
- Keeps filing systems organized and updated.
- Understands state landlord-tenant laws.
- Follows the community’s operating budget.
- Approves and sends payables to Birmingham in a timely manner.
- Maintains employee time and attendance records.
- Maintains maintenance activities according to Arbour Valley standards.
- Reports or recommends capital improvements to senior management.
- Maintains open and clear communications with staff.
- Strives to meet or exceed resident satisfaction.
- Oversees the creation and editing of the Property Newsletter.
Community Engagement and Professionalism
- Becomes active in the local business community and local Apartment Associations.
- Attends and participates in training programs as requested.
- Ensures staff enrolls in and completes necessary courses in a timely manner.
- Attends and monitors required resident functions and social activities.
- Represents Arbour Valley in a professional manner at all times.
- Maintains a professional, courteous attitude when interacting with residents, subordinates, co-workers, and the general public.
Other Requirements
- Ensure staff members, including yourself, dress appropriately in a professional business environment.
- Accurately interpret, evaluate, and communicate detailed instructions to staff members.
- Organize various office systems through adjusting, connecting, lifting, pulling, pushing, bending, or folding as necessary.
- Have a valid driver’s license and reliable vehicle for management tasks and errands.
- Provide proof of liability insurance for personal use.
- Pass pre-employment screening and drug tests.
- Be available to work regular hours and advise Senior Management of any days off.
- Be “on call” 24 hours a day for emergencies after regular work hours.
