We are seeking an experienced and talented leader to manage the overall operations of the property with a can-do ownership attitude. The ideal Property Manager facilitates a positive experience for residents, associates, and clients while ensuring efficient operations, maintaining property quality, and driving financial performance.

Responsibilities

  • Ensure all staff job responsibilities are completed professionally and in compliance with Dwoskin policy and all Federal and State Laws.
  • Recruit, interview, and hire administrative, leasing, and maintenance personnel.
  • Execute timely preparation and delivery of performance feedback (positive and corrective) and annual reviews.
  • Prepare monthly work schedules for administrative, leasing, and maintenance associates, considering vacation/leave requests, meetings, and reporting deadlines.
  • Conduct daily meetings with the Maintenance Supervisor and recurring team meetings at least once per week (daily meetings recommended).
  • Inspect the property daily to ensure all aspects of property and curb appeal meet Dwoskin standards, including vacant apartments, amenity areas, office, common areas, entry, and building exteriors.
  • Manage day-to-day operations, including resident satisfaction and retention, full resident lifecycle activities (lease administration, rent collection, delinquency management), property P&L, and property marketing.
  • Oversee resident relations and retention by addressing concerns promptly, implementing Dwoskin programs, coordinating community events, and ensuring timely communication of social and maintenance activities.
  • Respond to resident complaints and serve as a liaison between residents and the corporate office regarding common area maintenance and enforcement of landlord rules.
  • Prepare and/or approve all daily, weekly, and monthly reports (e.g., dailies, market surveys, weekly activity reports, renewal statistics, timecards, commission reports, variance reports, service request reports).
  • Assist in preparing the annual budget to maximize asset performance and manage approved budgets in the existing year.
  • Prepare, submit for approval, and complete all purchase orders.
  • Manage, document, and communicate potential liability situations involving resident/personnel issues, asset hazards, and community/neighborhood occurrences.
  • Organize and implement natural disaster and emergency evacuation plans.
  • Manage property and associate safety records, property loss claims, and risk management initiatives.
  • Oversee property key control according to Dwoskin policy.
  • Assist the leasing team in all aspects as outlined in the leasing consultant job description.
  • Ensure attendance at quarterly safety meetings and adherence to policy.
  • Perform duties of Business Manager and Resident Service Coordinator as needed.
  • Maximize income and accounting functions, including:
    • Communicating monies due or prepaid through proper written notification to residents.
    • Preparing late, prepaid, NSF, 5-day notices, and subsequent suit lists.
    • Monitoring external utility collections and resident notifications for delinquencies over 30 days.
    • Notifying residents of lease violations through Dwoskin letters or 21/30-day notices.
    • Preparing monthly Rent Increase Worksheets or Renewals and submitting them for approval.
    • Auditing resident files at move-in.
    • Managing the resident move-out process, including posting activity, acknowledgment letters, and final dispositions (SODAs).

Requirements

  • High school diploma required; Bachelor’s degree preferred.
  • Five years of experience in property management required.
  • Two years of direct management experience required.
  • Knowledge of resident rental lifecycle activities required.
  • Proficiency in Microsoft Office (Teams, Outlook, Excel, Word, Publisher) preferred.
  • Prior experience in Yardi Voyager or an equivalent property management system preferred.

  • Ability to relay technical concerns with adequate detail, quickly and accurately.
  • Capability to read, write, comprehend, and converse in English.
  • Proficiency in using general office equipment (telephone, fax, printer, copier, key track system).
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Valid driver’s license, clean driving record, and current auto insurance required.
  • Must comply with all safety requirements.
  • Sensitivity to confidential matters.
  • Required to complete and pass AJ Dwoskin Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.

Physical Requirements

  • Ability to lift, push, and pull up to 25 pounds.
  • Ability to walk around the property several times daily, up to 10 miles a day.
  • Ability to walk on uneven surfaces and climb several flights of stairs several times daily.
  • Hearing and visual ability to observe and detect signs of emergency.
  • Ability to sit, stand, reach, bend, and stoop for extended periods.
  • Ability to use standard maintenance equipment.
  • Ability to communicate effectively through spoken word, including conveying detailed instructions accurately and quickly.
  • Ability to perceive sounds at normal speaking levels with or without correction and receive detailed information through oral communication.
  • Visual requirements, including color perception, depth perception, and field vision.
  • Ability to compare, copy, coordinate, synthesize, negotiate, communicate, and instruct.
  • Ability to tolerate stressful situations.
  • Ability to work under minimal to moderate supervision.
