Key Responsibilities
- Perform preventative maintenance and routine inspections of residential buildings, building systems, equipment, and common areas.
- Diagnose maintenance issues and complete repairs involving plumbing, electrical, HVAC, lighting, doors, roofing, flooring, appliances, fixtures, and general carpentry.
- Carry out periodic quality inspections to identify deficiencies and recommend corrective actions.
- Maintain accurate maintenance records, work orders, and service documentation.
- Assist with tenant improvement projects, suite renovations, and property enhancement initiatives.
- Support property turnover and prepare vacant spaces for new tenants.
Property Appearance & Grounds Maintenance
- Maintain the overall appearance, cleanliness, and curb appeal of assigned residential properties.
- Perform seasonal grounds maintenance activities including mowing, landscaping, snow removal, ice management, debris removal, and exterior upkeep.
- Monitor exterior conditions and address safety concerns affecting tenants, visitors, and associates.
- Aid in parking lot, sidewalk, signage, and common area maintenance activities.
Tenant Service & Property Operations
- Respond promptly and professionally to maintenance requests and service calls.
- Deliver exceptional customer service to tenants, guests, vendors, and visitors.
- Partner with Property Managers and Facilities Managers to prioritize maintenance activities and coordinate property operations.
- Communicate effectively with tenants regarding maintenance schedules, repairs, and operational updates.
- Support vendor access, contractor coordination, and project execution as needed.
Safety, Compliance & Risk Management
- Maintain properties in accordance with company standards, safety requirements, and applicable regulations.
- Support fire and life safety programs through routine inspections and corrective actions.
- Identify and report potential safety hazards, equipment failures, and property risks.
- Absorb emergency preparedness activities and implement emergency response procedures.
- Participate in on-call emergency maintenance coverage as scheduled.
- Ensure tools, equipment, and maintenance areas are maintained in a safe and organized manner.
Teamwork & Operational Support
- Collaborate with facilities, property management, and vendor partners to support operational goals.
- Aid in special projects, capital improvements, and portfolio-wide maintenance initiatives.
- Support continuous improvement efforts related to property maintenance processes and service delivery.
Physical Requirements
- Regularly required to stand, walk, bend, kneel, climb, reach, and perform physical maintenance activities throughout the workday.
- Frequently required to work outdoors in varying weather conditions.
- Ability to safely lift, carry, push, or move objects weighing up to 50 pounds.
- Ability to operate maintenance equipment, tools, and machinery.
- Ability to respond to emergency situations outside normal business hours as required.
