About the role
The Property Accountant facilitates all aspects of accounting for apartment communities through oversight of accounts payable and receivable, reconciliation of general ledger and bank accounts, preparation of monthly financial statements, preparation of balance sheet reconciliations, and schedules for property tax, insurance, and fixed assets. This role ensures compliance with company policies, contractual obligations, and Generally Accepted Accounting Principles.
Responsibilities
- Review invoices entered by Jr. Accountants for account coding, vendor, and amount accuracy.
- Maintain the general ledger and support documentation for each property assigned, including monthly close.
- Prepare and circulate financial statements every month.
- Prepare and circulate lender reporting in compliance with loan requirements.
- Maintain depreciation, amortization, prepaid, accrual, and other necessary balance sheet schedules for properties.
- Request the treasury department to initiate cash transfers.
- Collaborate with the onsite team to review resident ledgers, lease charges, and GPR monthly.
- Reconcile all bank accounts for assigned properties and research and resolve any outstanding items.
- Collaborate with the Operation team, Jr. Accountants, and Centralized Accountants.
- Review and follow up on replacement reserve reimbursement requests.
- Review fixed asset purchases and properly classify them.
- Answer JV partner questions regarding monthly financials.
- Review property income statements monthly and work with the operations team to ensure accurate reporting.
- Other duties as assigned.
Requirements
- Bachelor’s degree in accounting required.
- 2+ years of accounting experience required.
- 2+ years of real estate accounting experience preferred.
- 1+ years of experience with Yardi or other property management software preferred.
- Communication skills, both oral and written.
- Detail-orientated, self-motivated, and willing to take the initiative to get things done.
- Ownership to personally resolve both internal and external customer problems.
- Strong sense of accountability.
- Criminal background screening prior to employment.
- Possession of a valid driver's license and up-to-date vehicle insurance OR reliable transportation is required.
- If minimum qualifications are met during resume screening, the Wonderlic pre-employment assessment is required.
Work Location
Work Schedule and location based on supervisor requirements.
