Project Manager - Tenant Improvement
About the Role
As a Project Manager at Clune Construction, you will work with the planning, coordination, and completion of construction projects. This role spans all phases of construction—from budgeting, bidding, and cost control to client relations and project closeout. You will be responsible for reporting and achieving project financial goals while ensuring effective communication and documentation across teams, trade partners, and clients.
Responsibilities
- Actively participate in RFP responses, including developing presentations and participating in pitches.
- Ensure effective internal team communication and timely communication with trade partners and the design team.
- Maintain effective document control, reporting, and communication flow to the client.
- Prepare accurate and timely budgets, bids, scope reviews, and leveling of trade partner bids; present pricing to clients.
- Manage project cost control, including monitoring general conditions and labor, overseeing monthly billing, and reviewing trade partner change pricing.
- Minimize risk by ensuring accurate and complete subcontracts are executed in a timely fashion using prequalified trade partners.
- Obtain certificates of insurance from primary and tiered trade partners.
- Coordinate closely with superintendents, including frequent site visits to monitor progress.
- Ensure efficient project closeout, including owner documentation, punch list completion, and accurate financial closeout.
- Support the project Team Lead in client retention, financial goals, project buyout, forecasting, and receivables tracking.
- Participate in business development and client relationship management through industry events, networking, and relationship-building.
- Utilize Clune’s established systems and technology to work efficiently and to the highest standards.
- Attend career fairs and client/industry events.
- Contribute to company growth by participating in the intern program and mentoring Interns, Project Engineers, and Assistant Project Managers.
- Serve as a professional role model for Interns, Project Engineers, and Assistant Project Managers.
Supervisory Responsibilities
This role may include supervisory responsibilities for an Assistant Project Manager, a Project Engineer, and/or an Intern.
Requirements
- Motivated and capable of overseeing several projects simultaneously.
- Dynamic, energetic, and positive personality with strong conflict resolution skills.
- Exceptional oral and written communication and interpersonal skills.
- Ability to relate and interact with high-end clientele.
- Strong estimating, budgeting, and budget management skills.
- Ability to prepare and submit responses to requests for lump-sum bids.
- Strong skills in drawing review.
Qualifications
- Bachelor’s degree in Construction Management, Architecture, or Engineering is preferred; strong work experience will be considered.
- Minimum of 5 years of construction project management experience, with 2–3 years specifically in commercial construction.
- Prior experience working for a commercial general contractor.
- Proven record of accomplishment in all phases of project management, including estimating, documentation, owner/architect relations, cost monitoring, problem-solving, and project wrap-up.
- Strong computer skills.
