About the Role

The Senior Project Manager oversees building automation and controls projects from kickoff through completion, ensuring projects are delivered on time, within budget, and to customer expectations. This role serves as the primary liaison between sales, operations, customers, subcontractors, and engineering teams, providing technical guidance, coordinating project execution, managing financial performance, forecasting costs, reviewing engineered submittals, identifying change order opportunities, and supporting commissioning and ongoing system operations.

Responsibilities

  • Provides input to sales and operations regarding technical and business considerations for construction or direct owner projects, including estimating, value engineering, timing, and special resource needs.
  • Ensures project is booked correctly and all necessary forms are completed for internal and external purposes.
  • Makes project documents, estimates, and other information available to necessary personnel to maximize productivity.
  • Determines if customer expectations can be achieved based on estimate or contractual scope; identifies and resolves potential project issues.
  • Accurately forecasts costs for each area of the project and tracks these over time to achieve budget and forecast goals.
  • Invoices projects timely and actively engages in collections to minimize aging.
  • Coordinates material orders and timing with Material Coordinator to maximize cash flow and material handling efficiency; ensures equipment compatibility and functionality.
  • Coordinates with subcontractors or internal installation teams to achieve maximum value in installations.
  • Completes the monthly WIP re-forecast.
  • Recommends technical solutions to sales and operations; assists Sales team during estimating phase.
  • Identifies change order opportunities and coordinates with sales to document, pursue, and book them.
  • Provides support to other contractors to solve building operating issues beyond controls or special systems operation.
  • Communicates with internal employees to ensure labor is accurate, timely, and estimated productivity is achieved.
  • Provides leadership and input to others for accurate estimation, design, installation, start-up, commissioning, and training for building systems.
  • Communicates with external organizations such as consulting engineers, building owners, and other contractors to ensure accurate and timely engineering.
  • Provides support for ongoing service engineering and support for existing building systems.
  • Reviews all engineered submittals to ensure adherence to scope, budget, and customer expectations as well as location standards.
  • Provides input on employee goals and progress to supervisors and managers as required.
  • Performs other duties as assigned.

Supervisor Duties

  • Planning, assigning, and directing work in accordance with Company policies/procedures and Federal/State laws.
  • Coaching and appraising performance; rewarding and disciplining employees.
  • Addressing complaints and resolving problems.

Requirements

  • Minimum of high school diploma; 2-year technical degree in Electronics-related studies preferred.
  • Undergraduate degree in Electrical, Construction Management, or related studies, or equivalent job experience.
  • 7+ years of HVAC and/or Building Automation and Project Management experience.
  • Proficient in interpreting and managing billing processes, including understanding schedules of values.
  • Strong grasp of budgeting principles, including budget development, tracking, and forecasting.
  • Foundational knowledge of profit and loss (P&L) statements and how they relate to project and departmental financial performance.
  • Understanding of basic computer operating systems and ability to configure and debug basic computer problems.
  • Clear and concise verbal and written communication skills.
  • Ability to understand empathetically the issues and perceptions of others and work through these to achieve successful outcomes.

Preferred Qualifications

  • 10+ years of HVAC and/or Building Automation and Project Management experience.
  • Experience with programming.
  • Ability to work with electronic equipment such as volt meters, amp meters, and oscilloscopes.
  • Ability to troubleshoot basic electric and electronic circuitry, including reading and interpreting electrical and electronic diagrams.
  • Working understanding of AC power circuitry, including breakers and multi-phase power (120VAC and greater).
  • Deep understanding of DDC or special systems that control buildings.
  • Understanding of other systems involved in the mechanical and electrical portions of building controls.
  • Experience providing extensive integration support for a multitude of building systems.

Physical Demands

  • Must be able to effectively communicate in English (see, hear, speak, and write clearly).
  • Manual dexterity required for occasional reaching, lifting of light office objects, and operating office equipment.
  • Sitting, standing, and walking in office environments and construction sites.
  • Must occasionally lift and/or move up to 50 pounds and may be required to work at heights over 1.8m (6 feet).

Working Conditions

  • Office environment is clean, orderly, properly lighted, and ventilated; noise levels are low to moderate.
  • Required to be on-site with customers or contractors to manage expectations and deliverables; sites range from general office environments to new construction.
  • Driving to customer sites is required.
  • Limited overnight travel may be required.

Pay

$100,000 - $160,000

Schedule

This position generally works Monday through Friday; overtime and on-call work may be necessary.
