Job Summary

The Project Manager (PM) for New Development Construction plays a pivotal leadership role in delivering high-quality resort and hospitality projects from inception to turnover. This role is responsible for managing all phases of new development construction, including planning, budgeting, scheduling, permitting, procurement, and execution.

About the Role

This role involves coordinating with internal departments and external partners such as Procurement, Legal, Accounting, Brand Services, IT, Resort Management, Sales & Marketing, Inventory Management, architects, interior designers, engineers, contractors, and specialty consultants.

Responsibilities

  • Manage all aspects of new development construction projects, ensuring alignment with scope, budget, and schedule.
  • Lead the qualification, bidding, and award of all internal and external vendors and contractors.
  • Secure all necessary building permits and approvals required for new construction.
  • Prepare requisitions and verify specifications, quantities, and takeoffs.
  • Inspect all work in progress, including a comprehensive review of the design package for compliance and constructability to ensure quality of end deliverable and adherence to brand standards.
  • Respond to Requests for Information, review product submittals and shop drawings, interface with architects, designers, government entities, resort managers, FF&E vendors, contractors, and consultants.
  • Manage bid development and approvals through a traditional competitive bid process for consultants, vendors, and contractors.
  • Develop and monitor scope, schedule, budget, and quality for compliance with company standards, brand standards, and project specifications.
  • Oversee ordering of all FF&E (furniture, fixtures, and equipment) for Development projects assigned by working closely with the Procurement department.
  • Ensure all deliverables and milestones are communicated to the necessary stakeholders.
  • Review and approve for execution Project Agreements, Contracts, Pay Applications, Change Orders, Change Directives, Amendments, and maintain current tracking logs for each.
  • Track status of assigned projects as it relates to scope, schedule, and budget and provide updates on a regular basis.
  • Visit project sites on a regular basis to ensure compliance with plans, specifications, branding, and construction schedules.
  • Generate punch lists and final acceptance of the project.
  • Manage all Close-out and Turnover processes to resort operations and maintain contact with each resort through the warranty period.

Requirements

  • Engineering, Architectural, or Construction Management Degree (preferred but not required).
  • 10+ years of construction experience in hospitality, timeshare, or multi-family resort development.
  • Experience building and renovating in the Hotel, Timeshare, or Multi-Family Resort Fields is preferred.
  • Knowledge in all aspects of development, construction, and renovation projects and disciplines including: architectural, electrical, mechanical, plumbing, and structural design.
  • The ability to read and interpret construction documents.
  • Intermediate Knowledge of: MS Office including Excel, Word, Projects, Outlook, and Visio, Power Point, BlueBeam & Procore.
  • Excellent communication skills.
  • Prior experience with Primavera, Expedition, or similar construction scheduling, estimating, or management software preferred.
  • PMP and/or LEED certification/experience a plus.

Qualifications

  • Positive attitude and ability to work well in a team environment.
  • Ability to take ownership of the project process and identify, validate, and mitigate project risk.
  • Leadership and authority to express authority and ensure all project management responsibilities are carried out properly and expeditiously.
