About the role

The Project Manager, Construction II is responsible for leading and driving the success of multiple facets of data center projects. This role covers all aspects of construction and requires autonomy and independent discretion in key areas.

Responsibilities

  • RFP development and budgeting
  • Pre-bid oversight and coordination
  • Managing all design phases and documents
  • Conducting project meetings, publishing minutes, developing milestones, and maintaining monthly reports
  • Managing day-to-day office and field operations
  • Preparing, managing, and updating the detailed project schedule with sequence and activity duration including procurement items
  • Customer engagement for sales and fulfilling requirements
  • Coordination with internal stakeholders and subject matter experts
  • Participation in commissioning
  • Managing close out and hand-off of physical data center and project documents to the customer
  • Collaborating with the design team, operators, and clients
  • Submitting monthly project financial reporting, including forecasting, cash-flow, etc.
  • Reviewing monthly contractor billing and performing job walks to substantiate progress
  • Keeping all relative parties informed of progress throughout the life of the project
  • Developing, managing, maintaining, and assisting with contract negotiation of new and existing vendors
  • Overseeing RFI and Submittal Review Process
  • Managing the Change Order Process with Owner and Subcontractors
  • Managing input and delivery of work products from internal team members to ensure compliance with project requirements, customer requirements, all engineering standards, applicable codes, and specifications
  • Understanding project budget/estimate and budget set-up
  • Developing and understanding trade contractor and supplier contract scopes, focusing on procurement and lead-time of materials to maintain schedule
  • Developing, documenting, and driving lessons learned, process improvements, cost, and schedule savings initiatives throughout the project lifecycle
  • Coordinating design criteria with budgetary issues and ongoing maintenance and operation of existing facilities
  • Awareness of the importance of mission-critical facility operation
  • Safety standards knowledge and enforcement (OSHA 30 Hour preferred)
  • Schedule shifts may include nights/weekends as per bell curve requirements
  • Additional duties may be assigned as project needs adjust at Management's discretion

Qualifications

  • Education/Experience: Bachelor of Science in Construction Management, or a similar field, or equivalent experience; Construction/Engineering/Architectural degree preferred
  • Experience: 5-7 years of experience in managing construction projects required; Datacenter experience preferred
  • Computer Skills: Competency in Microsoft Office applications, including Word, Excel, Outlook, and Teams; Proficient in PROCORE
  • Supervisory Responsibilities: None
