Responsibilities

  • Provide PM/CM services under Division of State Architect (DSA) guidelines in the k-12 Construction Market Sector for assigned construction projects from pre-construction through closeout.
  • Oversee scoping, schedule, budget, quality control, change order reviews, including time impact analysis, estimates, and contractor performance.
  • Coordinate with architects, engineers, inspectors, contractors, school sites, and District staff to ensure projects are delivered safely on time and within approved budgets.
  • Ensure compliance with DSA requirements, District standards, safety regulations, and contract documents.
  • Prepare project documentation, progress reports, and support issue resolution throughout all phases of construction.
  • Review pre-construction documents and submit comments to Designer as necessary.
  • Plan, organize, and prepare reports to upper management regarding project status and progress.
  • Coordinate with public agencies during pre-construction and construction to comply with off-site work, and with various District and Project staff.
  • Manage the project budget and schedule to maintain qualitative standards reflecting project status and progress.
  • Manage daily activities of the contractor, review contractors' construction schedules and submittals, and coordinate responses to contractors' inquiries through Requests for Clarifications (RFC) and other related documents.
  • Receive, review, and negotiate Contractor Change Order Proposals to achieve fair and reasonable prices in accordance with the General Conditions.
  • Review and address all Schedule impacts in accordance with project specifications in a timely manner.
  • Monitor and manage project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out.
  • Perform other related duties as assigned.

Requirements

  • Minimum of 7–10 years or more of experience managing public sector or K–12 construction projects, including active construction oversight.
  • Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field (experience may substitute for education).
  • Design Build Experience is preferred.
  • Experience utilizing Building Information Modeling (BIM) is preferred.
  • Experience with Division of the State Architect (DSA) construction/design processes is required.
  • Safety and OSHA Safety Regulations (OSHA 30 minimum) is preferred.
  • An RA Certificate or PE Registration from the State of California is preferred.
  • A valid Certified Construction Manager (CCM) credential or Project Management Professional (PMP) credential is strongly preferred.

Qualifications

  • Must frequently lift and or move 10 pounds and occasionally lift and or move up to 50 pounds.
  • Work requires exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions, and cramped quarters. Noise level in the work environment is occasionally loud.
  • Physical requirements include sitting, standing, walking, talking, or hearing, reaching with hands and arms, climbing or balancing, stooping, kneeling, crouching, or crawling.
  • Specific vision abilities required include close vision, distance vision, depth perception, and ability to adjust focus.

Pay

The annual base salary range for this role is currently $138,000 - $151,000. The Company’s salary ranges are determined by role, level, location, and alignment with market data. Individual pay is determined through interviews and an assessment of various factors, including job-related skills, relevant education and experience, abilities of the applicant, and equity with other team members.

Schedule

Work will be executed at campus locations across Pasadena, CA as well as the district office in Altadena, CA.
