Project Manager I

This individual will provide project management support during all phases of HVAC construction to ensure project standards, budget, deadlines, and communications are maintained. Willingness to relocate anywhere in the United States is required. Travel and relocation based on project needs may be required every 24 to 36 months.

Responsibilities

• Manage safety compliance and foster a culture of safety through site walkthroughs, inspections, and ensuring adherence to site-specific safety plans, audits, toolbox talks, and pre-task planning.
• Review, process, organize, log, and distribute contract documents (drawings, specifications, schedules, RFIs, construction bulletins) and shop drawings/submittals to appropriate team members.
• Draft, submit, and track RFIs and their corresponding responses.
• Attend field coordination meetings and distribute meeting notes.
• Administer project-specific quality control programs and compile documentation.
• Administer and update progress drawings and as-built drawings.
• Manage project closeout documentation, including operation and maintenance manuals, spare parts, startup reports, owner training, and punch lists.
• Review and understand project documents; communicate and clarify questions/issues with the project team.
• Identify, price, and negotiate change orders.
• Provide duration/task information to the general contractor for overall project schedule development.
• Develop and modify weekly/bi-weekly work plans to support and drive the overall schedule.
• Review, communicate, and manage labor requirements with the Manpower coordinator; attend weekly manpower/labor meetings.
• Maintain equipment procurement logs and manage tool/equipment rentals.
• Order equipment and coordinate shipping schedules with the Purchasing Department.
• Coordinate with suppliers, vendors, and subcontractors to estimate projects using estimating software.
• Attend pre-bid, page turn, project turnover, and preplanning meetings as required.
• Manage, track, and report labor productivity in accounting software on a weekly basis; oversee weekly PDCA activities.
• Track, update, and report job financial status and potential risks using accounting software.
• Manage communications between subcontractors, vendors, and suppliers to ensure project cost updates.
• Assemble Schedule of Values (SOV) and ensure timely project billings for positive cash flow.
• Track and monitor project collection issues, including lien rights management and customer communications.
• Prepare for and actively participate in monthly project management reviews, communicating financials and updates.
• Develop and maintain relationships with key clients (owners and general contractors).
• Support the sales process by establishing industry relationships, attending customer outings, and communicating company capabilities for future projects.
• Perform other tasks and duties as necessary due to project-specific conditions.

Requirements

• Bachelor’s degree in Construction Management, Construction Management Technology, Civil Engineering, Mechanical Engineering, or equivalent engineering degree.
• Knowledge/experience in the building and construction industry.
• Understanding of mechanical systems.
• Ability to read and comprehend construction documents.
• Knowledge of business administration and management principles.
• Knowledge of design techniques, tools, and principles.

Pay

$78,186.69 - $117,280.04. The actual salary offer will vary based on skills, qualifications, experience, and location.
