Responsibilities

  • Construction Knowledge
    • Provide creative solutions for field problems using all contract documents.
    • Manage and lead the project team in the overall construction process with the superintendent.
    • Establish construction controls for the project team.
    • Develop creative solutions for construction methods and sequences to resolve field problems.
    • Maintain oversight to keep the team focused and implement course correction as necessary.
  • Quality
    • Establish the QA/QC program for the project and necessary controls with the superintendent.
    • Solve complex QA/QC issues and develop required solutions.
    • Work with the superintendent to ensure overall compliance and resolve field issues.
    • Ensure testing and inspection correction measures are performed.
    • Ensure the punch list is complete.
  • Safety
    • Work with the superintendent and safety manager to establish, monitor, and manage project safety controls.
    • Demonstrate working knowledge of building life safety codes.
    • Lead the overall safety culture and take measures to ensure the project meets the established safety program.
    • Ensure basic Doster safety requirements are included during procurement.
    • Verify subcontractor compliance with HSE requirements for EMR and RIR, including implementation of Safety Mitigation Plans.
  • Leadership, Management & Organization
    • Recognize project team staffing needs and define roles and responsibilities.
    • Lead the team effectively and promote teamwork.
    • Conduct productive meetings, including OAC, staff, and subcontractor meetings.
    • Serve as the team communication leader for professional verbal and written communication.
    • Oversee and ensure all technical logs and controls are managed and corrected as needed.
    • Develop and monitor adherence to project processes.
    • Prepare monthly reports in a timely and professional manner.
    • Delegate responsibilities and conduct regular follow-ups on tasks.
    • Adjust job processes as necessary and evaluate project team performance.
  • Schedule Management
    • Create and manage project schedules with sufficient detail, logic, and sequencing.
    • Monitor conformance to the schedule and update or adjust as needed.
    • Coordinate schedules with subcontractors and team members.
    • Oversee shop drawings, submittals, and material deliveries to meet the schedule.
    • Establish and manage the procurement schedule to meet project timelines.
    • Expedite subcontractor work and ensure conformance to the schedule.
    • Understand the impact of changes on the schedule and adjust accordingly.
    • Identify creative approaches to reduce the overall project schedule.
    • Proactively forecast and evaluate the project schedule, making resource adjustments as needed.
  • Project Planning
    • Establish and manage the occupancy and turnover process for the project.
    • Obtain design and consult information to satisfy schedule requirements.
    • Coordinate with the project team to define project logistics and subcontractor mobilizations.
    • Monitor work progress and make corrections to facilitate changes and field conditions.
    • Conduct transition and preconstruction start-up meetings.
    • Ensure all permits are in place in coordination with the superintendent.
    • Anticipate and recognize problems, planning ahead to adapt and adjust as needed.
    • Serve as the overall team planner for all project-specific needs.
  • Risk Management & Problem Solving
    • Identify and document risk, planning to avoid or mitigate it.
    • Develop and adhere to the project procurement plan and schedule.
    • Execute the procurement process, including negotiation of contract terms.
    • Monitor and review project documents and field conditions to determine risk areas.
    • Ensure all insurance certificates, bonds, licenses, and other documents are on file.
    • Provide proper notice and documentation of delays or impacts according to contract requirements.
    • Establish and manage the change order process, negotiating resolutions.
    • Manage dispute resolution between project members, including owners, designers, and contractors.
  • Finance
    • Manage the project budget, cost, profit, and cash flow to meet the approved PPA forecast.
    • Develop the master cost budget from estimates and establish cost budgets for each work item.
    • Deliver the project within budget.
    • Perform monthly cost and profit forecasting, adjusting the budget as needed.
    • Review and approve subcontractor and vendor invoices.
    • Manage the monthly pay application process, including owner and subcontractor payments.
    • Manage the change order process, including pricing, submission, and negotiation.
    • Track and resolve disputed costs, extras, or claims within the budget.
    • Approve all cost items, including payroll, time sheets, labor, purchase orders, and expense reports.
    • Develop an achievable PPA for the project.
  • Preconstruction/Estimating
    • Review project documents (RFP, plans, and specifications) and assist the preconstruction team with estimating strategy.
    • Identify risk and constructability concerns from bid documents.
    • Lead the procurement effort, defining buyout packages and strategy.
    • Accurately price general conditions.
    • Provide guidance during the design phase to maintain project goals and objectives.
  • Sales/Client Development
    • Represent the company in sales presentations, speaking effectively about safety, quality, schedule, and cost controls.
    • Assist the preconstruction/sales team in reviewing project RFP/scope documents and developing project-specific write-ups.
    • Identify sales opportunities on current projects and for repeated/continued services to current clients.
    • Maintain relationships with prior project contacts to facilitate future opportunities.
  • Technology
    • Demonstrate working knowledge of systems for project controls, including cost systems, scheduling software, and office software suites.
    • Maintain accurate archives of project documents and correspondence.
    • Establish project standards for systems utilized by team members.

Requirements

  • Education / Certification
    • Bachelor’s degree, preferably in Construction Science, Construction Engineering Technology, or Construction Management.
  • Work Experience
    • 5 to 10+ years of relevant experience in construction.
  • Knowledge, Skills, and Abilities
    • Knowledge of computer programs such as Microsoft Office, scheduling software, internet, and project management software.
    • Knowledge of industry trends, innovations, market, and geography.
    • Knowledge of corporate and industry practices, processes, and standards.
    • Highly skilled in communication, public relations, organization, teamwork, accuracy, attention to detail, time management, conflict resolution, cost management, training, forecasting, and management of others.
