About the Role
This position serves as a senior leader on construction projects, providing expertise in construction methods, quality assurance, safety, and team mentorship. The role involves strategic planning, risk management, and financial oversight to ensure project success.
Responsibilities
- Teach and mentor the project team on construction methods, sequences, and creative solutions to field problems.
- Oversee project controls and serve as a resource for the project manager when course correction is needed.
- Ensure overall QA/QC compliance and take action to minimize risk.
- Promote a safety culture to clients and project teams.
- Develop the team organizational chart and secure resources needed for project success.
- Maintain overall project organization, mentor and train team members, and set expectations.
- Resolve internal staff problems and handle all critical or legal communications.
- Lead the team schedule process and ensure procurement aligns with the construction schedule.
- Identify schedule keys and rules of thumb from other projects to proactively manage milestones.
- Ensure transition meetings (operations and preconstruction) occur and practice strategic planning.
- Mentor the team in problem-solving and adjust planning to accommodate changes or impacts.
- Perform final review and approval of subcontracts prior to issuance.
- Mentor subordinates in writing subcontracts, purchase orders, and change orders.
- Assist in negotiating terms and conditions of owner contracts and minimize changes to subcontract forms.
- Oversee and manage all risk items on the project, including contracts, change orders, impacts/delays, notices, and letters.
- Identify risk ahead of time, establish mitigation processes, and train the team on "red flags" and key indicators.
- Ensure subcontracts, purchase orders, and change orders are well-written and reviewed.
- Develop and manage achievable general conditions and review the accuracy of project team reports.
- Mentor team members on complex cost issues and resolve them satisfactorily.
- Manage support staff to bid projects with preconstruction personnel and participate in the Value Engineering process.
- Maintain positive relationships with clients, subcontractors, and vendors during and post-project.
- Participate in sales activities with preparation.
- Quickly learn and adapt to clients’ data systems (e.g., cost reporting) and champion their use among team members.
Requirements
- Related degree and/or experience recommended.
- 7 to 20 years of relevant work experience.
- Knowledge of computer programs such as Microsoft Office, scheduling software, internet, and project management software.
- Knowledge of industry trends, innovations, market, and geography.
- Knowledge of corporate and industry practices, processes, and standards.
- Highly skilled in communication, public relations, organization, teamwork, accuracy, attention to detail, time management, conflict resolution, cost management, training, forecasting, and management of others.
