Project Manager, Construction
About the role
The Project Manager, Construction supports the new construction team across affordable multifamily housing projects. Key responsibilities include reviewing design drawings and specifications, conducting site visits, and managing construction projects from pre-construction through completion.
Responsibilities
- Manage and oversee multiple affordable multifamily construction projects from preconstruction through final completion.
- Review architectural and engineering drawings, specifications, and submittals to ensure compliance with company standards and project requirements.
- Avoid scope gaps by assisting in reviewing General Contractor (GC) estimates and proposals and recommending value engineering options.
- Attend and coordinate design meetings with internal development teams, design consultants, and stakeholders to ensure smooth project execution and conflict resolution.
- Conduct early meetings with authorities having jurisdiction (AHJs) and utility providers to introduce Standard Communities, identify key decision-makers, and maintain direct contacts for future communication.
- Present project plans and obtain feedback on planned delivery dates, including phasing plans, and review required project inspections and notices to prevent construction delays.
- Conduct regular site visits to monitor and document construction progress, verify actual milestones against planned, prepare reports, and communicate project status.
- Track project schedules, address delays, and mitigate risks using project management tools.
- Maintain project budgets with the development team and provide initial reviews and approvals of payment applications, change orders, and cost reports.
- Regularly review and assess the GC's three-week look-ahead schedule to monitor upcoming activities, identify potential risks, and ensure alignment with the overall project schedule.
- Ensure compliance with local codes, regulations, and permitting requirements and monitor long lead items with the GC to prevent schedule impacts and maintain project milestones.
- Work directly with the GC and Engineer of Record to resolve conflicts and verify quality control procedures are being properly implemented.
- Document lessons learned during design/construction and implement them in future projects.
Requirements
- Bachelor's degree in Engineering, Architecture, Construction Management, or a related field.
- 3–5 years of experience as a Project Manager with a General Contractor, overseeing residential housing projects and managing subcontractors across all trades.
- Strong command of construction drawings, specifications, and the full project lifecycle.
- Collaborative, team-oriented professional with the ability to build and maintain trust with both internal and external stakeholders.
- Demonstrated ability to manage multiple projects simultaneously while maintaining a high level of organization and attention to details.
- Proactive, solution-driven mindset with the ability to anticipate challenges and address them before they escalate.
- Highly dependable and committed, with a consistent track record of meeting deadlines and following through on responsibilities.
- Strong work ethic with a dedication to going above and beyond to ensure project success.
- Keen sense of urgency and purpose, with the ability to move decisively while maintaining attention to details and quality.
- Willingness and ability to travel as needed.
