About the role
The Commercial Building Project Manager oversees Commercial Building Construction projects from inception to completion as a general contractor. This key leadership position requires excellent leadership, planning, scheduling, project execution, financial management, and technical expertise. The Project Manager must effectively communicate with upper management and field staff, build the job mentally, and convey it both verbally and in writing. Collaboration and teamwork are essential to success.
Responsibilities
- Provide and drive the project vision in collaboration with the client, upper management, project team, subcontractors, and all other stakeholders.
- Motivate project team members to realize the project vision.
- Effectively communicate project constraints and goals while maintaining a high level of professionalism.
- Oversee construction projects from start to finish by developing and updating a master project schedule, ensuring timely project completion.
- Identify scope of work and perform quality takeoffs from engineering plans.
- Establish project subcontract requirements and supplier scopes for review with divisional management.
- Review submittals to ensure compliance with drawings and specifications.
- Perform cost analysis on various construction methods.
- Collaborate with project field personnel to develop three-week look-ahead schedules detailing self-perform and subcontractor tasks.
- Monitor projects to ensure adherence to company and regulatory procedures.
- Oversee project purchasing activities to ensure quality material and timely delivery at competitive costs.
- Manage change order justifications and inspector performance.
- Coordinate with engineers, inspectors, and client/owner representatives to isolate and resolve project issues.
- Review field construction activity and provide support to ensure projects remain on schedule.
- Coordinate with Superintendents to ensure subcontractor work aligns with project specifications.
- Administer project policies and procedures to subcontractors.
- Control and track costs to maintain project profitability.
- Generate monthly cost-to-complete reports for division heads and company owners.
- Ensure positive project cash flow and provide monthly project sales projections.
- Conduct regular project inspections and advise supervision on work progress and quality.
- Understand various civil, architectural, mechanical, and electrical construction methods.
- Support safety initiatives and address areas requiring attention.
Requirements
- Degree in Construction Management or a related discipline.
- 5+ years of experience as a Project Manager with a similar contractor, managing projects ranging from $1 million to $10 million.
- Previous experience as a Foreman or Superintendent on similar projects is a plus.
- Estimating experience is a strong plus.
- Proven ability to create and manage a budget.
- Strong prioritization, organizational skills, and attention to detail.
- Proficiency in MS Office Suite, Primavera, Vista, and Procore.
