Job Summary

The Project Manager oversees construction and owner-direct projects from award through closeout, ensuring technical accuracy, financial performance, and customer satisfaction. This role partners closely with sales, operations, engineering, and subcontractors to manage scope, budgets, schedules, materials, and change orders.

Responsibilities

  • Provides input to sales and operations regarding technical and business considerations for construction or direct owner projects.
  • Ensures project is booked correctly and necessary forms are completed for both internal and external purposes.
  • Ensures project documents, estimate, and other information are available to all necessary personnel to maximize productivity on the project.
  • Determines if customer expectations align with Bosch Building Technologies' estimate or contractual scope and provides feedback as appropriate.
  • Identifies and resolves potential project issues, accurately forecasts costs, tracks them over time, and achieves budget and forecast goals.
  • Invoices projects timely and engages in collections to minimize aging.
  • Covers material orders and timing with Material Coordinator to maximize cash flow and material handling efficiency.
  • Coordinates equipment compatibility and proper functioning to achieve required sequences.
  • Coordinates with subcontractors or internal installation teams to achieve maximum value in installations.
  • Completes the monthly Work-in-Progress (WIP) re-forecast.
  • Recommends technical solutions to sales and operations during the estimating phase.
  • Identifies and pursues change order opportunities, documents them, and books them with sales.
  • Supports sales and other contractors to solve building operating issues beyond the controls or special systems operation.
  • Communicates with internal employees as required to ensure accurate and timely labor and estimated productivity.
  • Provides leadership and input to others as requested or required to assist in accurate estimation, design, installation, start-up, commissioning, and training for building systems.
  • Communicates with external organizations such as consulting engineers, building owners, and other contractors to ensure accurate and timely engineering.
  • Supports ongoing service engineering and support for existing building systems.
  • Reviews all engineered submittals ensuring adherence to scope, budget, and customer expectations as well as location standards.
  • As required, provides input on employee goals and progress to supervisors and managers.

Required Qualifications

  • Minimum of high school diploma.
  • 2+ years of technical degree in Electronics related studies preferred.
  • An undergraduate degree in Electrical, Construction Management, or other related studies, or equivalent job experience.
  • 3+ years of HVAC and/or Building Automation and Project Management experience.
  • Proficient in interpreting and managing billing processes, including understanding schedules of values.
  • Strong grasp of budgeting principles, including budget development, tracking, and forecasting.
  • Foundational knowledge of profit and loss (P&L) statements and how they relate to project and departmental financial performance.
  • Understanding of basic computer operating systems.
  • Clear and concise ability to communicate verbally and in writing.
  • Ability to understand and empathize with others' issues and creatively resolve them to achieve successful outcomes and customer/satisfaction.

Preferred Qualifications

  • 5+ years of HVAC and/or Building Automation and Project Management experience.
  • Supervisory duties: planning, assigning, and directing work; coaching and appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Physical Demands

  • Must be able to effectively communicate in English (see, hear, speak, and write clearly).
  • Manual dexterity required for occasional reaching, lifting of light office objects, and operating office equipment.
  • Sitting, standing, walking in office environments and construction sites.
  • Lift and/or move up to 50 pounds.
  • May be required to work at heights over 1.8m (6 feet).

Working Conditions

  • The office is clean, orderly, properly lighted and ventilated.
  • Noise levels are considered low to moderate.
  • Will be required to be on site with customers or contractors, with or without Bosch Building Technologies colleagues to manage expectations and deliverables.
  • Sites range from general office environments to new construction.
  • Driving to customer sites is required.
  • May be required to work limited overnight travel.

Additional Information

  • Working Hours: Monday- Friday, overtime and on-call when necessary.
  • Travel Requirements: Local and up to around 100 miles radius.
