Project Manager

About the role

The Project Manager is responsible for all aspects of the design and construction of significant projects or highly specialized and critical components within these projects. Projects are often characterized by their complexity. The Project Manager will exercise independent judgment in selecting methods and techniques for obtaining satisfactory results and may oversee, manage, supervise, or provide guidance to other Facilities Project Managers and / or Analysts.

Responsibilities

• Construction management, monitoring construction contract compliance and coordination services in support of the campus departments to ensure the construction phases of projects are on schedule, high-quality, cost-effective, and appropriate to the project needs.
• Organize, plan, and control the construction efforts on projects in the Building Renewal Program.
• Assist with FIN (Facilities Investment Needs) projects as needed.
• Communicate effectively with project stakeholders regarding construction activity impacts and schedules.
• Work with program managers, senior project managers and project managers to select general contractors and subcontractors, coordinate the activities of multiple general contractors on multiple project sites, construction inspectors, and others associated with the projects; monitor project progress and quality; resolve problems that arise in the projects; work with state agency officials to ensure compliance and safety.

Requirements

• Bachelor's degree in related area and / or equivalent experience / training
• OSHA-30
• Advanced knowledge of building and construction, design, construction contract administration and California Building Codes, including advanced understanding of industry practices, or deep expertise in a highly specialized and critical discipline
• Advanced construction project management skills to effectively manage highly complex projects, or highly specialized and critical project component
• Advanced analytical, organizational and problem recognition / avoidance / resolution skills
• Advanced written, verbal, and interpersonal communication skills, including highly effective negotiation skills and highly developed political acumen
• Advanced ability to manage contractors and maintain compliance to the agreed-upon scope of work and budget
• Ability to work at various campus locations in a timely manner
• ReqTen (10) years of experience in managing building renovation, major maintenance, facilities systems upgrades, and construction projects / or an equivalent combination of education and experience / training

Qualifications

• Preferred University, Research Laboratory/ or Medical Center experience
• Experience leading multi-discipline project groups on large complex projects or programs
• Thorough knowledge and experience with local, state, and federal building codes and regulations
• University, Research Laboratory/ or Medical Center experience
• Ten (10) years working in specialized training such as Construction Trades & Engineers performing renovations, repairs, upgrades, and/or new construction projects
• Professional license in Architecture, Mechanical, Electrical, or Civil Engineering or Foreman level or higher in related Building Trades or Stationary Engineering License
• Valid driver’s license
