About the role

This position provides contract administration for all phases of construction, ensuring contract conformance, QA/QC, inspections, job site safety, scheduling, payment processing, change orders, contracts, recovery schedules, as-builts, close-outs, conflict resolution, and customer service.

Responsibilities

The Project Manager will be responsible for pre-construction activities, including complying with the project start-up list, learning and utilizing office organization software, and providing pre-construction services. They will also be responsible for project buyout, reviewing scopes, analyzing bids, conducting scope meetings, and preparing subcontracts and purchase orders.

  • Process all submittals within 90 days of contract execution
  • Create new job folders and review the Prime Contract, contract drawings, specifications, addenda, and alternates
  • Coordinate, schedule, and facilitate all construction meetings and minutes
  • Monitor, track, and update progress schedules with the Project Superintendent and Scheduler
  • Issue complete sets of documents to the Superintendent and subcontractors
  • Update and maintain drawings with the Superintendent for final as-built drawings
  • Schedule and track inspections and certificates of occupancy
  • Request, review, monitor, and coordinate all approvals of shop drawings and submittals
  • Obtain and review testing laboratory reports and take action for non-compliant test results
  • Generate estimates and proposals for Change Orders or contract changes
  • Monitor and process Change Orders
  • Prepare and track reports and logs required by specifications
  • Monitor the delivery of items provided by major vendors and subcontractors
  • Write, distribute, and close out all items in the Pre-Substantial Completion Punchlist
  • Prepare and submit all required project close-out submittals and warranties
  • Compile and submit timely monthly pay requests to the Architect/Owner
  • Approve all pay requests and billings from subcontractors and suppliers
  • Mentor and train the Assistant Project Manager on their job duties
  • Compile and archive all job data upon completion of the project
  • Track all warranty items on completed projects

  • Ability to identify deficient work and provide resolution
  • Communicate using telephone, logs, email, computer, Microsoft software, and Construction software
  • Blueprint reading
  • Physically lift up to 100 lbs
  • Endurance and ability to visit the entire job site, including stairs or other elevated structures
  • Monitoring Jobsite’s general health and safety

Education and/or Experience

Bachelor’s degree, preferably in Construction Science, Construction Engineering Technology, or Construction Management, and 10+ years of relevant experience in commercial construction.

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Ability to write routine reports and correspondence
  • Ability to speak effectively before groups of customers or employees of the organization
  • Mathematical skills to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
  • Ability to apply concepts of basic algebra and geometry
  • Reasoning ability to solve practical problems and deal with a variety of concrete variables
