About the Role
RXR is a 450+ person, vertically integrated investment manager with expertise in acquisitions, asset and portfolio management, property operations, development, construction, leasing, and technological innovation. As an active investor in real estate credit, rental housing, commercial property, and property technology, RXR seeks a Project Manager to oversee project planning, scheduling, resource allocation, project accounting, and control while ensuring compliance with quality standards and client contracts.
Responsibilities
- Project Management:
- Chart project objectives, set performance requirements, and select project participants.
- Oversee construction projects from conceptual design through completion.
- Handle preconstruction tasks: review plans/specs, develop scope sheets, assist with contractor qualifications.
- Project Accounting:
- Assist in developing early budgets and schedules; manage project budget and track expenses.
- Process and manage contracts, change orders, and negotiate terms.
- Deliver financial reporting at scheduled intervals.
- Process RFIs, submittals, payment requisitions, and demand payments while adhering to budgetary guidelines.
- Project Compliance:
- Understand RXR insurance requirements; assist in negotiating and waiving insurance terms.
- Prepare site-specific Health and Safety Plans; ensure adherence to RXR safety standards.
- Inspect jobsites for deficiencies and address issues with subcontractors/labor.
- Track permit requirements and coordinate filings with expeditors.
- Stakeholder Collaboration:
- Develop effective communication mechanisms for positive working relationships among project participants.
- Coordinate efforts of external stakeholders (architects, consultants, contractors, subcontractors, laborers).
- Liaise with internal stakeholders (Property Management, Leasing Team, Asset Management, Development Services).
- Reporting:
- Monitor construction progress and hold regular status meetings with subcontractors.
- Proactively follow up to ensure workflows advance rapidly and accurately.
- Ensure project documents are complete and accurate.
- Act as a key link with clients; review deliverables prior to presentation.
Qualifications
- Project Planning and Scheduling: Ability to create detailed project plans, timelines, and schedules with attention to logistics and milestones.
- Contract Management: Expertise in managing contracts, including negotiation, compliance, and scope changes.
- Early Project Initiation:
- Assist in developing early budgets and schedules.
- Coordinate with design teams to develop detailed scope based on client feedback.
- Ensure market pricing aligns with expectations and is communicated quickly.
- Interact with external design teams and internal teams (PMO, Asset Management, Leasing).
- Identify and follow up on required tasks, even if not explicitly stated.
- Project Meetings and Schedules:
- Prepare meeting materials and keep accurate minutes.
- Run project meetings with organized agendas and clear presentation materials.
- Hold stakeholders accountable for tasks and deliverables.
- Budget and Financial Management:
- Track, forecast, and update project budgets; communicate changes to stakeholders.
- Control expenditures to meet financial goals.
- Negotiate and create project change orders.
- Master workflow steps for contract budget modifications and change orders.
- Written Communication: Ability to articulate thoughts clearly in written form for internal and external audiences.
- Technical Knowledge:
- Proficiency in construction management software (Procore, Bluebeam) preferred.
- Microsoft Office Suite (Excel, PowerPoint) required.
- Full understanding of entitlements and zoning processes in relevant jurisdictions.
- Vast knowledge of all trades: scope, timeframes, field execution, and typical missed exposures.
- Understanding of MEPS systems and ability to scope/analyze MEPS bids.
Education and Experience
- Bachelor’s degree in Engineering, Construction Management, or technical training (or equivalent work experience).
- Minimum 5–10 years of field experience as a Project Manager with an established construction firm.
- Solid conceptual estimating experience.
- OSHA 30 and NYC 4-hour Scaffold Training.

Pay
Bonus eligible. Pay range: $120,000–$160,000 USD.
