About the Role
A Project Manager will serve as the company's principal representative for the administrative and technical management of the construction project. This role supervises all activities related to contract administration, document control, change orders, submittals, procurement, and scheduling. The Project Manager works closely with the Estimating department during pre-construction and interfaces with owners, architects/engineers, suppliers, and subcontractors to resolve constructability and value engineering matters.
Responsibilities
- Project Startup and Closeout
- Reviews owner contract and ensures compliance
- Manages buyout of contracts in accordance with corporate policy
- Manages development of master project schedule and site-specific Quality Control Program
- Identifies critical issues and milestones
- Assists in the establishment of objectives, procedures, and performance standards
- Reviews budgets and scopes with Preconstruction Department
- Forecasting and Planning
- Manages schedule updates and leads regular project planning meetings
- Manages project budget and identifies potential additional cost issues
- Prepares project reports in accordance with corporate policy
- Subcontractor Participation
- Works closely with the project Superintendent to resolve problems effectively
- Ensures the project is built in compliance with the contract, on schedule, and within budget
- Incorporates safety into job planning and execution
- Assumes all functions and responsibilities of Assistant Project Manager if one is not assigned
- Contract Management
- Manages the development of GMP or Lump Sum Contracts
- Evaluates and negotiates subcontractor change requests
- Prepares subcontracts, purchase orders, and change orders
- Prepares monthly owner requisitions and maintains knowledge of jobsite expenditures
- Analyzes financial ability of subcontractors to perform
- Manages cash flow, rental equipment, and project assets
- Administers Owner Purchase Program and miscellaneous job expenditures
- Evaluates and approves payment applications and invoices
- Enforces company bonding and insurance policies
- Manages the Change Order process and prepares monthly analysis
- Conducts weekly and monthly review of job cost reports
- Develops Look-Ahead Schedules and manages document control
- Quality Standards
- Manages the company’s quality control program on the project
- Alert to deviations from RAC’s quality standards and ensures corrective action is initiated
- Project Staff Management
- Provides direction to staff and conducts staff meetings
- Disseminates company policy and information
- Provides conflict resolution and administers HR issues
- Promotes employee morale and performs evaluations
- Recruits jobsite staff and provides professional development opportunities
- Mentors staff and establishes leadership presence
- Client and Subcontractor Relations
- Represents RAC professionally in all interactions
- Attends project, negotiation, and strategy meetings
- Professional Development and Corporate Leadership
- Participates in company-sponsored events and task team committees
- Engages in industry-related organizations and training programs
- Teaches, trains, and mentors employees
- Participates in college recruiting, general recruiting, and company presentations
- Seeks positive PR opportunities and supports mentoring programs

Requirements
- Four-year Construction/Engineering Degree or equivalent combination of technical training and related experience
- Minimum of eight years’ experience in construction, design, finance, and management
- Ability to apply innovative and effective management techniques to maximize employee performance
- Thorough understanding of industry practices, processes, standards, and their impact on project activities
- Proficiency in RAC’s computer software: P6 CPM Schedule software, JDE, Procore, MS Word, Excel, AIA Contract Documents
- Excellent communications and interpersonal skills
- Advanced knowledge of various construction disciplines, safety regulations, scheduling, cost control, quality control, engineering drawings, and other construction documents
