Project Manager
Responsibilities
- Provide on-site direction for all aspects of construction for your assigned project.
- Manage project costs to ensure completion within budget expectations.
- Develop the project schedule in critical path steps to meet deadlines.
- Oversee overall project planning, scheduling, resource allocation, project accounting, and control.
- Lead technical direction and ensure compliance with all safety and quality standards.
- Play a key role in leading and developing project staff, ensuring that the project meets or exceeds customer expectations.
Requirements
- A degree in Construction Science or Engineering is preferred but not required.
- 5-10 years of experience in ground-up commercial construction, including retail, office, and industrial.
- Proficiency with scheduling software such as Primavera and Procore is preferred.
- Experience on projects utilizing technologies like digital plan rooms, BIM, or laser scanning.
- Ability to lead preconstruction on potential or negotiated projects.
- Strong problem-solving skills to handle project planning and execution challenges.
- Excellent communication skills to collaborate with teams and stakeholders.
- Supervise Quality Managers, Office Engineers, Assistant Project Managers, and Assistant Administrative Assistants to ensure project success.
- Ensure projects are staffed correctly to optimize efficiency and project delivery.
- Plan and conduct estimating handoff and project kickoff meetings.
- Assure compliance with pre-planning processes to mitigate risks.
- Assist the project team with developing a project risk management strategy.
- Analyze and draft subcontracts to ensure clarity and compliance.
- Create detailed subcontractor bid tabs to facilitate informed decision-making.
- Initiate pre-qualification of potential subcontractors to ensure quality standards.
- Collaborate with the Superintendent on purchasing decisions for materials, rental equipment, and forming systems.
- Prepare and submit proposed changes to the Owner to maintain project alignment.
- Chair weekly project meetings to discuss progress and address any issues.
- Prepare monthly billing to the Owner to ensure financial accuracy and transparency.
- Maintain the project schedule to ensure timely completion.

- Manage project close-out, including preparation of warranties, as-built drawings, and maintenance manuals.
Qualifications
