Project Manager
Reporting to the Assistant Director of Planning, Design & Construction (PD&C), this role manages projects with construction values ranging from $30,000 to $1M. The Project Manager facilitates and coordinates the design process (Concept, SD, DD, and CD), oversees specialty consultants and general contractors, drafts contracts, change orders, addenda, and RFPs, and ensures compliance with construction documents, specifications, schedules, and budgets.
Responsibilities
- Project Planning Phase (34%)
- Meet with key stakeholders to define project goals and scope of work.
- Assess logistics required to execute the scope of work.
- Draft a rough project schedule or work plan.
- Estimate a Rough Order of Magnitude (ROM) budget.
- Program & Design Phase (33%)
- Oversee and manage the design phase with professional consultants (architects, engineers) and key stakeholders.
- Manage the Request for Proposal (RFP) process, identify consultants and contractors.
- Update the project schedule and document changes in scope of work.
- Assist the Assistant Director of PD&C with the RFP process.
- Construction Phase (33%)
- Administer the contract between Occidental College and the general contractor.
- Provide logistic support and site access to the general contractor team.
- Monitor and update the project schedule and budget.
- Conduct daily site walks to monitor construction progress and conformance to documents.
- Assist the Assistant Director of PD&C with project schedules, cost controls, contract administration, and quality control.
- Support program directives related to major renovations and capital improvements across campus departments.
- Conduct construction meetings, prepare meeting minutes, and monitor RFI and submittal logs.
Requirements
- Bachelor’s degree with emphasis in construction management, facilities management, planning & design, or related field, or equivalent combination of education and experience.
- Valid California driver’s license.
- Three years of progressively responsible experience managing new construction, renovation, retrofit, or repair projects valued over $35,000.
- Knowledge of construction materials, methods, tools, and best practices.
- Understanding of business and management principles for project planning, resource allocation, contractor assignments, and coordination.
- Ability to analyze, synthesize, and organize data for diverse audiences.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint, Project), Google Drive/Forms, Adobe Acrobat, and related productivity tools.

Preferred Qualifications
- Five years of experience in the trades, construction, or building design.
Pay
Expected hiring range: $73,900–$93,000 per year. Final base salary will be determined based on skills, education, experience, geographic location, and internal equity. Occidental complies with applicable pay equity laws. Hiring at the maximum of the range is not typical to allow for future salary growth.
