SUBSCOPE OF WORK

The Project Manager will collaborate with Project Managers, Project Coordinators, Estimators, and Foremen; overseeing contract documents, managing submittals, RFI's, budgets, schedules, cost controls, cost estimates, and other pertinent tasks for effective project management.

PRIMARY DUTIES AND RESPONSIBILITIES

  • Responsible for the effective management of the Project Superintendent(s) and all Labor resources assigned to his/her projects.
  • Responsible for the effective management of materials, equipment, tools, and other necessary resources associated with his/her projects.
  • Responsible for the effective management and disposition of all office-related paperwork including, but not limited to: monthly contract billings, contract and change order preparation/administration, financial cost projections, requests for information, submittals, construction budgets, manloading schedules, and the like.
  • Perform take-offs from drawings, price change orders, and conduct site visits to understand the constructability of projects.
  • Understand plans and specifications to identify the types and grades of materials and equipment needed to ensure compliance with project requirements.
  • Develop project schedules using the Critical Path method, assign manpower to the schedule.
  • Develop budgets and cost codes for projects, assist in the preparation of technical proposals, including assisting in the design, and writing the scope of work, management plans, work sequence, safety, quality control, and commissioning.
  • Develop and present clear and detailed project scopes to the customer and meet with potential customers to present proposals.
  • Create specific goals and plans to prioritize, organize, and accomplish work in coordination with the Superintendent.
  • Determine budget, schedule, approach, and organization from multiple projects.
  • Track project status, generate status reports, and update documents.
  • Research and compile submittals, price change orders, and prepare estimates for partially designed projects by completing the design and preparing a complete project estimate.
  • Determine monthly percent complete of work in progress (assigned projects).
  • Ensure that all invoicing and accounting is current and complete.
  • Enforce INTEX’s employee standards of dress, conduct, safety, and job performance.
  • Responsible for overall project safety performance. Ensure employees are properly trained or instructed in their duties. Ensure compliance with all INTEX processes, protocols, and policies.
  • Investigate or assist in investigating and reporting any accidents or safety incidents involving jobsite employees.
  • Coordinate with the Customer on all aspects of the project and effectively communicate with the Project Manager and General Contractor on project-specific issues and schedule.
  • Identify any project issue that may have a financial or schedule impact and be responsible for notifying the Division Manager of any specific issue. The Project Manager shall identify the issue and confirm its financial or schedule impact before notifying the DM. The PM shall present the details to the DM and both the DM and PM will work together to develop a plan to rectify the issue.
  • Work with the Project Superintendent and meet bi-weekly at a minimum to identify any project delays, manpower issues, or additional manpower needs, and fixture/gear issues. Discuss the following items in the bi-weekly meetings: Project Schedule – confirm on track/off track, Current manhours per phase and identify any issues, Manpower loading and manpower issues, Fixture / Gear issues and delivery schedule, Develop and review “Task list / To do list”/ Lookahead, Identify responsibilities for action items discussed, Job walks to review progress / % completed.

POSITION REQUIREMENTS

  • Must hold a valid Texas electrical license.
  • Must have basic mechanical aptitude, mathematical, and English language skills.
  • Must have a current driver’s license.
  • Must have own reliable transportation.
  • Must be flexible to come in early and stay late as customer and project demands dictate.
  • Must be capable with business software, computers, and office machines.
  • Must be able to work effectively with the Superintendent, Foreman, and other field personnel.
  • Be able to work well in a “team” environment.
  • Be able to establish the scope of work by a thorough review of plans, specifications, and estimates.
  • Be familiar with electrical equipment, materials, and specifications.
  • Have the ability to communicate effectively and professionally; in written form and verbally.
  • Have experience working with contract documents and applicable vendors.
  • Have the ability to monitor own work to ensure quality.
  • Have the ability to effectively present information to customers, clients, and other employees.

PHYSICAL REQUIREMENTS

  • Personal weight and tools cannot exceed weight limits of ladders (Class 1-250lbs, Class 2-300lbs).
  • Must be able to bend, stoop, squat, crawl, climb, kneel, balance, push, pull, and reach overhead.
  • Constantly move about on the feet.
  • Climb ladders of all types.
  • Complete full day assignments.
  • Must be able to make transitions from employee parking area or street into construction work areas and access all levels of the building, even if the only means of access is by O.S.H.A. approved site construction ladder or stairs still under construction, but acceptable for use.
  • Possess good vision, normal or corrected.
  • Possess good hearing, normal or corrected.
  • Must be able to positively identify different colors.

WORKING CONDITIONS

  • May work inside or outside while wearing required personal protective equipment at all times; possible exposure to hot and cold temperatures, weather elements, dust, toxic materials, in restricted or confined spaces, and on slippery or uneven surfaces; work at all elevations including ladders, scaffolds, aerial lifts, catwalks, in ditches and excavations; works in and around single and multi-story buildings with all exposures typical of a heavy construction site, including portable sanitary facilities.
