About the Role

The Project Manager acts as the liaison between Flintco, owner representatives, major subcontractors, architects, and engineers, providing valuable construction expertise to benefit the project. This role is responsible for providing management supervision to project personnel on assigned construction projects, ensuring completion in compliance with company standards, within budget, and on schedule. The Project Manager oversees all functions required to successfully deliver projects, including resource allocation and client satisfaction. This position may require travel or working on remote projects out of state.

Responsibilities

  • Review preparation and culmination of project estimates and bids, and collaborate with management in selecting and assigning project personnel.
  • Review the selection of subcontractors and completion of contract arrangements; review proposed materials and shop drawings from subcontractors and suppliers.
  • Review the preliminary and detailed project schedules with project personnel.
  • Ensure all required project management/administrative prerequisites (e.g., cash flow plan, subcontractor lists, submittal/procurement logs) are prepared, submitted, and properly administered.
  • Collaborate with the Project Superintendent to oversee material delivery to the job site or outside storage and ensure proper recording of receipt.
  • Monitor construction activities, resolve problems and issues, particularly those related to changes, deficiencies, and subcontractor performance.
  • Review monthly project status reports and project billings; provide information to keep upper management and clients informed.
  • Ensure completion of "punch list" items and submission of closeout documentation (e.g., drawings, operation and maintenance manuals, warranties).
  • Participate in and expedite the fair settlement of final disputes, litigation, and final payment dispositions.
  • Supervise project management personnel and field crews as needed.

Requirements

  • Bachelor’s degree in Construction Management, Construction Technology, or a related discipline, or an equivalent combination of education and experience.
  • At least 5-7 years of progressively responsible experience in commercial construction management, including estimating, project management, scheduling, cost control, and personnel administration, or an equivalent combination of education and experience.
  • Knowledge and ability to prepare detailed construction project plans, schedules, and estimates using standard company software.
  • Ability to read and interpret construction drawings, shop drawings, and technical specifications.
  • Proficiency in calculating square footage, volumes, and percentages using a personal computer and calculator.
  • Strong communication skills, both oral and written, for providing instructions and interacting with architects, clients, and subcontractors.
  • Knowledge of geometry, trigonometry, and algebra, and working knowledge of personal computers and basic software programs.
  • Ability to manage project teams and large groups of personnel, and to accomplish results through delegation.

Professional certification (e.g., LEED AP, DBIA, ASHE) is a plus.

  • Must occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • May be required to work long hours for extended periods, especially during problematic opening or closing phases of projects.

Work Environment

The office environment is safe, healthy, adequately heated and cooled, with appropriate lighting and office furnishings, and is smoke-free and drug-free.

While performing duties in fabrication shops, warehouses, maintenance shops, or at project sites, the employee may be regularly exposed to:

  • Moving mechanical parts and machinery.
  • High, precarious places (including being raised several hundred feet in a bucket).
  • Close, tight quarters; rough and sloped terrain.
  • Fumes or airborne particles; drilling and blasting activities; welding activities; toxic or caustic chemicals.
  • The potential of falling rock and outside weather conditions.
  • Occasional risk of electrical shock and vibration.

The noise level in the work environment is generally loud.
