Fairway Construction Co., Inc. was founded in 1984 to provide construction services for JES Holdings, LLC. Throughout the years, Fairway Construction’s expertise has grown from building affordable multi-family housing communities to include the construction of skilled nursing care centers, market-rate apartment communities, residential lofts, the rehabilitation of historic properties, and conventional senior memory care facilities. Due to our reputation for consistently completing quality developments on time and within budget, FWC has expanded to add third-party construction developments and provides project management and consulting services for numerous developers. FWC offers a wide range of services to assist our clients from pre-construction through completion.

Location

This position is based in Texas with travel to respective worksites as necessary, including possible overnight stays.

About the Role

Reporting to the Senior Project Manager, the Project Manager leads and directs the overall operations of individual projects. Responsibilities include preparing and managing the project budget and schedule, collaborating with teams, owners, consultants, and contractors, and ensuring projects are completed on time and within budget.

Responsibilities

  • Confer with the executive team to identify and set strategic planning and organizational priorities, goals, and success indicators for construction projects.
  • Review budgets, schedules, outcomes, and results; refine direction in response to market changes.
  • Collaborate with team members, owners, consultants, and contractors to optimize resources and achieve common goals.
  • Participate in the evolution of architectural and engineering plans; review for accuracy, omissions, and constructability.
  • Estimate proposed construction costs by division line item; assist in preparing owner-contracts, including project documents, schedules, and exclusions.
  • Review and analyze proposals from subcontractors and suppliers; assess subcontractors’ ability to staff and perform work; negotiate best terms.
  • Prepare scope of work and material purchase orders.
  • Work closely with the project superintendent for complete execution of project work, including safety, scheduling, and budgeting.
  • Serve as the primary contact with consultants during project execution.
  • Ensure project plans and specifications are accurately followed during construction.
  • Value-engineer project work to maintain adherence to budget.
  • Obtain, review, and transmit submittals to the architect for approval.
  • Regularly reforecast projects’ estimated cost at completion; ensure construction activities advance according to schedule and budget.
  • Prepare monthly progress payment applications to the owner.
  • Approve subcontractor and supplier progress payment applications.
  • Identify scopes of work outside subcontracts, negotiate change orders, and ensure changes are approved by the owner and consultants.
  • Serve as the company representative with subcontractors and suppliers in negotiations and dispute resolutions.
  • Coordinate the preparation of as-built, red-lined construction plans.
  • Provide oversight for project close-out activities.
  • Perform other related duties as assigned.

Requirements

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field, or a minimum of 5 years of onsite construction experience and 2 years of construction supervision experience.
  • Experience within multi-family and stick-built construction is required.
  • Organizational, project management, and time management skills.
  • Proficiency with Microsoft Outlook, Excel, Word, PowerPoint, and construction software such as ProCore, NetSuite, and Microsoft Project.
  • Advanced knowledge in interpreting building blueprints, estimating, and construction skills.
  • Experience working with third-party developers and state/local officials is preferred.
  • Mentoring, coaching, development, and performance management skills.
  • Effective sales, presentation, and facilitation skills.
  • Networking, relationship-building, and influencing skills.
  • OSHA training and EarthCraft certification are preferred.

Physical Demands

  • Walk, stand, or sit for extended periods of time.
  • Climb stairs in the absence of elevators to tour properties.
  • Lifting up to 50 pounds may be required.
  • Walking may constitute up to 30% of the job.
  • Able to legally operate an insured motor vehicle.
  • Must be able to travel for extended periods of time, including overnight stays.
  • Work environment includes office settings, construction sites, and trailers; may involve climbing, stooping, kneeling, crouching, bending, reaching, pushing, pulling, and carrying.
  • Duties performed both inside and outside, even in extreme temperatures (below 32°F and above 100°F); exposure to building, construction, or painting chemicals may occur.
