About the Role

The Project Manager (PM) oversees daily construction activities in commercial spaces, including quality control, project planning, retrofits, renovations, remodels, process improvement, maintenance, facilities and infrastructure projects, and construction turnarounds or shutdowns. The PM collaborates with the client’s Engineering and Construction Services Departments to develop execution strategies and detailed plans, ensuring projects are safely and efficiently executed to meet client, business, and project objectives.

The PM must demonstrate leadership and management qualities, including effective communication to build consensus among project team members and stakeholders. The role requires identifying and engaging with area stakeholders, understanding interdepartmental dynamics, and familiarizing oneself with facility layouts. The PM reports directly to the Senior Construction Manager and ultimately the Program Manager. This is a full-time, FLSA exempt position requiring at least 40 hours per week, with the ability to work additional hours as needed.

Responsibilities

  • Manages all on-site construction functions in accordance with established policies, procedures, systems, and requirements.
  • Generates, manages, and updates schedules in Microsoft Project.
  • Effectively forecasts labor costs and notifies Senior Construction Manager of potential issues.
  • Proficiently interprets and understands P&IDs, drawings, specifications, and other relevant construction documents.
  • Manages the quality of installations and their conformity to applicable construction documents.
  • Validates change orders and time & material (T&M) work tickets.
  • Sequences work schedules to mitigate potential delays and identifies schedule risks in advance.
  • Implements remedial actions to recover lost time.
  • Provides general safety supervision and awareness with support from full-time safety specialists.
  • Completes a daily log including progress updates, photos, manpower on site, companies on site, daily activities, key deliveries, discussions, and progress/safety issues.
  • Assists in client procurement activities, including assembling bid packages and bid reviews.
  • Facilitates progress meetings among trades and stakeholders.
  • Oversees construction administration duties and ensures up-to-date flow of project documents and information to required parties.
  • Coordinates with architects/engineers (A/E) on field issues and resolves problems.
  • Provides regular updates to the owner, notifying them of issues and maintaining consistent communication.
  • Uses and is proficient in all applicable modules in the Procore construction management platform, including uploading, maintaining, and managing documents.
  • Leverages business technology platforms such as Procore, BlueBeam, SharePoint, OneNote, MS Word, MS Project, MS Excel, MS Office, MS Teams, Zoom, WebEx, smartphone applications, iPads, and other tools to maximize efficiency.
  • Supervises all personnel at the site through subordinate leaders.
  • Manages indirect overhead budgets, change control, and T&M work validation.
  • Monitors performance, progress, and manpower issues; resolves as necessary.
  • Functions as a liaison between the Engineering Department and Construction Execution.
  • Completes safe work permits, JSAs, HSAs, and other safety-related permitting as needed.

Requirements

  • At least 5 years of related construction management/project management experience within commercial construction, preferably with a Construction Management or General Contracting firm.
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred but not required, assuming a combination of relevant education and experience.
  • Proven track record of solid safety implementation and a successful safety performance record.
  • Recent and broad experience in design and construction within a heavy commercial environment.
  • Experience with projects valued at $50MM and greater.
  • Understanding of Good Manufacturing Practices (GMP).
  • Minimum training on utilizing equipment (e.g., man lifts).
  • Knowledge of ASME BPVC Code (B31.3, B31.1, Section IX, etc.) is highly desirable.
  • Electrical, controls, distribution, and automation experience is highly desirable.
  • Trade certifications and licenses are desirable.
  • Completion of OSHA 30-hour training program is desirable.

  • Extensive walking around the jobsite, including active construction areas, uneven terrain, and variable heights.

  • Frequently uses hands for handling tools, controls, and fine motor coordination (e.g., computer work).
  • Occasionally required to reach with hands and arms, climb or balance, stoop, kneel, crouch, and/or crawl.
  • Occasionally lifts and/or moves up to 50 pounds.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Frequent exposure to ongoing construction activities, vibrations, noise, and various outside weather conditions (in all seasons).
  • Work environment involves moderate risks requiring safety precautions. Noise levels may range from quiet to loud.
  • Proper use of Personal Protective Equipment (PPE), including safety boots, hardhat, and protective eyewear, is required on the jobsite.
