About the Role
The Project Manager will work in conjunction with the Project Director (PD) to simultaneously oversee multiple residential, commercial, industrial, and institutional projects. The role involves frequent reporting on job status, managing project payment terms, and collecting outstanding amounts.
Responsibilities
- Manages high-risk, high-exposure, and/or complex projects.
- Communicates professionally with customers, subcontractors, and insurance representatives.
- Provides technical explanations to clients, adjusters, consultants, and other stakeholders.
- Coordinates job starts and schedules appointments with customers and subcontractors.
- Executes Project Director directions regarding project payment terms and collection of outstanding accounts receivable (A/R).
- Requests payment from customers upon substantial completion of work and when obtaining Certificate of Substantial Completion (COS).
- Alerts Project Director regarding next stages of payment in accordance with established terms.
- Complements Project Director’s efforts in collecting outstanding A/R.
- Coordinates work duties with subcontractors and field personnel, providing constructive feedback to ensure tasks are completed on time and within budget.
- Coordinates after-hours emergency services, including board-ups, water damage, fire, and smoke damage mitigation.
- Obtains all city permits and inspections and/or certified documentation as required.
- Observes all OSHA, EPA, SCAQMD, and other applicable safety regulations.
- Ensures compliance with DOT regulations.
- Manages multiple projects simultaneously across a multi-location region.
- Uses Salesforce to manage projects, run reports, input and manage work orders, and forecast budgets, labor, and materials.
- Performs other related duties as assigned.
Requirements
- High School diploma or equivalent; some college is a plus.
- Minimum of three years of Superintendent experience in all phases of construction.
- A combination of commercial and residential experience is preferred.
- Proficient in MS Office, Xactimate, and Salesforce.com.
- Structural building experience and insurance restoration experience (a plus).
- Fluent in English (oral and written) with strong technical writing skills.
- Ability to effectively communicate in project reviews with internal staff, customers, and employees.
Certifications
- Current asbestos, lead, and mold certifications.
- IICRC AMRT certification issued by a Certified State training provider as identified by OSHA.
- Valid and current environmental physical enabling the individual to wear a respirator.
- OSHA 30-hour construction course certification.
- Current State Driver’s license.
- Forklift operator certification.
Skills
- Positive attitude and strong work ethic with the ability to follow directions.
- Experience operating vehicles up to 26,000 GVW and truck-trailer combinations.
- Commitment to company safety policy.
- Legally eligible to work in the United States.
- Bilingual (English/Spanish) is encouraged but not required.
Work Environment
Primarily works in an administrative environment but frequently visits job sites that may be dirty, dusty, noisy, and on uneven ground/surfaces. Sites may contain hazardous substances or materials and are subject to inclement or extreme weather conditions. Reasonable accommodations may be made for individuals with disabilities.
Physical Demands
- Must meet medical clearance requirements of an OSHA (HAZWOPER) medical surveillance physical examination and pass a drug screening.
- Able to wear full and half-face respirators.
- Able to lift and carry up to 50 pounds.
Travel Requirements
This position requires some travel at various times. Must be willing to work odd hours, weekends, and holidays as needed.
