About the role

Structure Tone, part of the STO Building Group, is seeking a Project Manager in New York City, NY to join our Hospitality Sector. The Project Manager will be responsible for the overall management and success of assigned construction projects, ensuring quality, client satisfaction, and profitability goals are met.

Responsibilities

  • Manage all staff assigned to the project and maintain strong working relationships with the project owner, owner’s tenants, and all professional groups involved.
  • Oversee the accurate and timely completion of all paperwork and administrative aspects required for strong project management execution.
  • Monitor project activity including schedules, spending, and related items to ensure timely and quality completion.
  • Notify Director of Operations of any situations that would significantly impact the completion date, cost, or quality.
  • Prepare, complete, or review all project reports to ensure accuracy, including project status reports, financial reports, and project schedules in accordance with company guidelines.
  • Facilitate weekly project status meetings with the owner, owner’s representative, vendors, subcontractors, and others connected with the project.
  • Prepare and distribute meeting minutes indicating agreements reached, task assignments, and related information.
  • Conduct internal staff meetings to disseminate company and project information, ensuring all staff is informed of safety regulations and expectations.
  • Perform final review of construction projects, including bid documents, procedures, vendor and subcontractor qualifications, final estimates, labor and material takeoffs.
  • Notify subcontractors of bid approval and award jobs; notify unsuccessful subcontractors with reasoning as needed.
  • Procure all materials for the project in accordance with established procurement policies and procedures.
  • Review subcontractor and vendor invoices throughout the project lifecycle and approve for payment or negotiate changes.
  • Follow up with the client to ensure timely payment of fees and other payments to STI; provide timely and accurate information to accounting for proper invoice preparation.
  • Prepare and submit change orders for client and Director of Operations approval; prepare and submit invoices to accounting for final billing.
  • Ensure subcontractors are notified of all change order documentation.
  • Prepare all project close-out documentation, including warranty information, affidavits, record drawings, final retainage payments, releases, and accounting-related documents.
  • Ensure final payments are received from the client and appropriate invoices are paid to subcontractors.
  • Establish and maintain effective working relationships with architects, engineers, vendors, clients, building representatives, subcontractors, and other project team members.

Qualifications

  • Bachelor’s degree in Construction Management or equivalent work experience is preferred.
  • 7+ years of general contractor project management experience in NYC.
  • Well-developed communications, decision-making, financial analysis, interpersonal, organizational, and teamwork skills are required.
  • Strong ability to build and maintain excellent working relationships with clients and architects is required.
  • Interiors experience in the Hospitality space is desired.

Pay

Desired salary range: $150,000–$210,000, flexible depending on years of experience. Eligible for discretionary bonus based on company and individual performance.
