Responsibilities
- Administer portions of projects from beginning to end, including pre‑construction (budget, schedule, and constructability review), procurement of subcontractors, construction, and the financial and safety aspects.
- Provide leadership to the project team and ensure project completion within budget, schedule, and conformance with design documents.
- Develop and execute the bidding strategy with the Senior PM or Lead Project Manager, including development of the project scope, schedule, and leveling, negotiating, and awarding each trade.
- Develop a logistics plan with the superintendent so that subcontractors complete their work efficiently, in a well‑planned and coordinated way.
- Manage the project team onsite and establish priorities.
- For assigned trades, review subcontracts, purchase orders, and requisitions, and recommend them for approval.
- Establish regularly scheduled meetings with the development team, subcontractors, and design team to review shop‑drawing preparation/approval, equipment/material lead times and required on‑site dates, manpower projections, project schedule, and quality/performance issues on and offsite.
- Monitor contractor/vendor pending costs as reported.
- For assigned trades, review and approve all project forecasts, schedules, cost estimates, and financial reports; ensure Development is apprised of any deviations from deliverables, schedule, or budget.
- Obtain approvals for changes to the project generated by the project team.
- Manage the DOB TCO/FCO process, obtain final acceptance of the work, and secure sign‑off for the completed project by governing authorities (DOB, DEP, etc.).
- Assist in preparing the monthly Project Budget Report.
- Meet with the architect and bank/lending institution to review the overall project and ensure timely payment of monthly requisitions.
- Ensure timely closeout of the subcontracts.
Requirements
- Knowledge of construction, engineering, procurement, industry standards, and related project activities, their interfaces, and interdependencies.
- Strong oral and written communication skills.
- Knowledge of New York City building codes and ADA standards.
- Responsibility for overall safety program and field execution; strong knowledge of safety compliance, including federal, state, and local safety codes.
- Strong fact‑finding abilities and follow‑through to resolve issues.
- Ability to prioritize assignments based on critical deadlines.
- Ability and willingness to make sound decisions and overcome obstacles.
- Recognizes problems, evaluates facts, and resolves issues efficiently; seeks assistance from supervisor when necessary.
- Displays leadership abilities and maintains a positive attitude.
- Ability to delegate work with proper instruction and authority to complete tasks.
- Excellent interpersonal skills and ability to build relationships.
- Develops and trains subordinates.
Minimum Education
Bachelor’s degree preferred in engineering, architecture, or construction management, or equivalent work experience with a high school or vocational degree.
Experience
5+ years of relevant experience.
Additional Knowledge, Skills, and Abilities
- Proficiency with Microsoft Word and Excel (required).
- Familiarity with AutoCAD (recommended).
