Project Management Consultant
About the Role
We are seeking a Project Management Consultant to join our team to oversee and manage various Commercial and Industrial Real Estate projects for our clients in the greater New Jersey area. This is a hybrid role; the selected candidate will be required to report to clients' offices or project offices as dictated by client needs and project requirements, as well as regular attendance at T&T office locations.
Responsibilities
- Lead all facets of project management (budget, schedule, procurement, quality & risk) for multiple commercial and industrial projects including planning, design, construction, occupancy, and closeout.
- Read, understand, and apply standard to sophisticated documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys, and drawings.
- Interface directly with clients to define project requirements.
- Prepare scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
- Identify project delivery resources from pre-qualified lists or through individual project qualification process; conduct standard request for proposals; complete bid analysis; recommend resources to clients.
- Lead project delivery resources/team providing project guidance and direction to achieve project goals.
- Implement communication plan for meetings and written reports/meeting minutes to keep clients and project resources informed; facilitate project meetings.
- Implement project documentation governance aligned with company and client requirements; ensure project data integrity and documentation is accurate, timely, and coordinated.
- Track progress of each project against goals, objectives, approved budgets, and approved timelines; report status and variances; craft action plans to meet objectives, budget, and schedule.
- Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders; assess change requests to determine impacts to scope, budget, schedule, quality, and risk.
- Identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement plans to reduce or eliminate project risks.
- Demonstrate knowledge of projects & project management within the context of business results (larger economic implications, business risk, etc.).
- Other duties as assigned.
Requirements
- Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
- Bachelor's degree and at least five years of related experience and/or training.
- Prior experience working with high-end commercial interior projects, industrial projects, and ground-up projects is strongly desired.
- Prior experience working with demanding clients is helpful.
- Solid track record of managing multiple projects in varying stages simultaneously and the ability to deliver under pressure or in fast-paced environments.
- Ability to exercise judgment based on the analysis of multiple sources of information with a willingness to take a new perspective on existing solutions.
- In-depth knowledge of Microsoft Office products including MS Office, MS Project, and other MS software such as Word, Excel, Outlook, PowerPoint, Teams, etc.
- Strong interpersonal skills with an advanced inquisitive mindset.
Pay
The minimum salary for this position is $105,000 annually and the maximum salary is $135,000 annually. The compensation offered will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend’s applicable benefit program.
