Provides leadership and management to assigned projects in a safe, profitable, and timely manner. Manages work consistent with standards of quality and integrity and participates in marketing, estimating, bidding, and contract negotiation phases of projects.

Responsibilities

  • Champions the orderly, timely transition of projects from estimating to the field, including project review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
  • Completes close-out requirements and punch lists promptly; handles warranty callbacks to maintain owner/client relationships.
  • Coordinates with the Project Team on means and methods for profitable project execution; monitors manpower, equipment, and material resources.
  • Establishes and maintains professional relationships with owners, architects, engineers, and subcontractors.
  • Develops and maintains a comprehensive project management plan (PMP), including scope, procurement, environmental, time, financial, quality, safety, and risk management plans.
  • Oversees project success, including safety, schedule, profitability, quality, and customer satisfaction.
  • Manages all billings to ensure timely payment applications and collections, maintaining positive cash flow; oversees subcontractor payments.
  • Develops the overall CPM schedule and ensures coordination with the Project Superintendent and Project Engineer; prepares and distributes detailed schedules as needed.
  • Focuses on prevention and documentation of delays or changes; ensures effective use of the Lean process for scheduling.
  • Participates in or leads business development, including client relationships, proposals, presentations, and negotiations.
  • Provides feedback to estimators for future bidding, especially subcontractor performance evaluations.
  • Prepares Monthly Progress Reports in coordination with the Superintendent(s); uses reports to manage costs and prepare accurate projections.
  • Prepares and executes purchase order agreements and subcontracts, ensuring compliance with insurance, bonds, and lien waivers.
  • Understands and administers prime contract terms, subcontracts, purchase orders, and insurance requirements.
  • Reviews and executes change orders, supplements, and cost control budget adjustments.
  • Reviews estimates for adherence to cost control, equipment requirements, constructability, formwork, materials, manpower, general conditions, schedule, and insurance.

Requirements

  • Experience in preconstruction and managing construction projects.
  • Four-year construction-related degree or equivalent technical training and/or related experience.
  • Proficient in Microsoft Office Suite.
  • Capable of managing large, complex projects or multiple projects totaling $200 million or more; typically requires 20+ years of experience.
  • Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.

Physical Requirements

  • Ability to wear personal protective equipment (steel-toed shoes, gloves, safety glasses, hearing protection, hardhat, vest, etc.).
  • Frequent reaching above shoulder heights and below the waist.
  • Occasional stooping, kneeling, or bending.
  • Limited use of telephone, computer, email, or other electronic devices for communication.
  • Must comply with all safety standards and procedures.
  • Occasional climbing of stairs, ladders, etc.
  • Frequent use of hands to grasp, lift, handle, carry, or feel objects.
  • Frequent interaction with people during a shift.
  • Occasional lifting, pushing, or pulling of objects.
  • Ability to sit, stand, or walk short distances for the entire duration of a shift.

This is a safety-sensitive role, involving tasks that could affect the safety and health of the employee or others, such as operating equipment, handling hazardous materials, or working with potentially flammable/combustible materials.
