Key Responsibilities
- Coordination with Subs, vendors, suppliers, and Independence Construction project team.
- Administer and monitor compliance with construction contracts with Owners, subcontractors and vendors.
- Cook up and manage meetings throughout each phase of construction and preconstruction.
- Aid the PM in managing the Project Budget, Budget Revisions, Cost Projections, and Cash Flow Projections. Generate reports.
- Review and coordinate structural, architectural and MEP drawings throughout the project.
- Aid the PM in overseeing and managing change management processes.
- Collect and analyze trade contractor proposals for scope changes.
- Negotiate the cost for the change in scope to ensure accuracy and fairness.
- Log change management to correct cost codes.
- Issue subcontract change orders upon approval from Owner and PM.
- Responsible for the entire Request for Information (RFI) process (initiate, review responses, maintain a log, and distribute).
- Responsible for the entire submittal process (initiate, review submittals, maintain a log, and distribute upon approvals).
- Keep accurate and updated at all times the drawing log, submittal log, and RFI log.
- Coordinate all project meetings with PM and Superintendent before the start of the project.
- Attend Owner / Architect / CM (Contractor) meetings.
- Collect, review, and process subcontractor payment applications as assigned by the PM. Assist in compiling owner payment applications.
- Aid the Superintendent and PM as requested in creating and updating the Master Schedule.
- Quality Control and Quality Assurance - Work with the team (PM, PX, Supt.) for the development of the project QA/QC program.
- Aid the PM and Superintendent with the close-out process.
- Aid with the preliminary punch list process.
- Coordinate owner-requested warranty requirements during the warranty period.
Qualifications
- Bachelor’s degree in construction management or engineering or equivalent combination of education and experience.
- 1-3 years of previous related experience is required.
- Strong written and oral communication skills.
- Knowledge of budgeting and expense control.
- Able to write reports, compile business correspondence, organize work, engage in a variety of tasks simultaneously, and consistently meet deadlines.
- Able to perform duties independently.
- Computer skills: Microsoft Office applications.
- Strong attention to detail.
