About the role

The CRB Project Director (PD) develops and implements a plan to deliver required projects and services in the most effective and efficient manner possible, overseeing a single large project or multiple projects. This position supports business operations, negotiates contracts, works with estimating and bidding, manages profit/loss of assigned projects, and supervises project staff.

Responsibilities

• Assume overall accountability for jobsite safety and meeting contract requirements.
• Verify the accuracy of project financial forecasts, notice provisions, and billings to meet contract requirements and resolve potential claims and deviations.
• Ensure the team creates a project-specific quality plan aligned with the owner contract and contract documents.
• Ensure a closeout plan is created in alignment with contract documents.
• Provide leadership in motivating the project team(s) and maintain a positive work environment.
• Direct and supervise project administration, project superintendents, and engineers to establish operational priorities and maintain satisfactory relationships with owners, subcontractors, unions, etc.
• Assume overall accountability for subcontracting strategy and the integrity of the buyout process on all projects.
• Negotiate all aspects of contracts, lead implementation of risk mitigation plans, and perform final reviews of draft contracts, agreements, and purchase orders.
• Ensure project compliance with insurance and bonds.
• Manage the design phase of a GMP or design-build project; lead and oversee the development of GMP/lump sum submission.
• Oversee schedule planning and execution of multiple projects; accountable for managing schedule risks and providing guidance to prevent risk.
• Develop a comprehensive understanding of local market areas and profiles to create and lead a networking strategy.
• Partner with business development to ensure seamless integration with sales strategies, client capture plans, and account plans.
• Optimize profit levers and gross profit margin tactics to achieve performance targets on new sales.
• Responsible for the career development and coaching of team members.
• Foster a positive and inclusive work environment to motivate and engage team members.
• Interpret and translate organizational strategy, ensuring team understanding of their role in accomplishing strategic goals.
• Support recruiting and hiring processes.
• Participate in estimate reviews, support lump sum bidding efforts, and potentially lead pursuits with support from the estimating department.
• Perform constructability and design reviews for projects.
• Perform risk assessments of project schedules and monthly status to help teams assess better paths to completion with trades and clients.
• Participate in monthly operational support, operational excellence, safety, and quality meetings to provide guidance and leadership.
• Perform quarterly project reviews with the help of Operational Excellence.
• Participate in strategic planning sessions for the Business Unit.
• Track REA and Claim progress on all projects within the Business Unit, providing support and guidance as necessary.
• Track self-performance needs and strategies to supplement underperforming trades.
• Manage Builder’s Risk events, especially when the project team is stretched thin.
• Drive BIM/VDC coordination efforts for a consistent approach.
• Evaluate talent at all project titles and succession gaps.
• Provide leadership and drive consistency with Quality Managers on all project sites.
• Travel weekly to project sites to support challenges, critical tasks, and provide Business Unit leadership with suggested paths to resolution.

Requirements

• Bachelor’s Degree in Construction Management, Architecture, Engineering, or equivalent.
• Minimum ten years of experience in the AEC Industry.
• Industry-specific certification, including but not limited to PMP & AECPM.
• Demonstrated Senior Project Management success managing single large projects or a portfolio of smaller projects.
• Advanced understanding of all core engineering disciplines, project execution, and delivery in design and construction.
• Manages design process and relationships between design and construction to ensure the designer delivers quality, budget-conscious, and complete documents on schedule.
• Team-oriented individual capable of leading and managing integrated teams including subcontractors.
• Understanding of integrated project delivery including design, procurement, CQV, and construction processes.
• Proficient in typical software tools (Microsoft Suite), Safety, Scheduling.
• Excellent leadership, communication, and organizational skills.
